DEED OF ABSOLUTE SALE OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale and Conveyance made and executed by and
between:

I, ERLINDA J. VILLORA, of legal age, married to Renato Villora,


Filipino citizen with residence and postal address at KM41, Pulong Buhangin,
Sta. Maria, Bulacan, and hereinafter referred to as the “VENDOR”,
-and-

HASMIN BAUTISTA ALVAREZ, of legal age, and a resident of


Masagana Homes, San Francisco, Bulakan, Bulacan, referred to as the
“VENDEE”.
WITNESSETH:

The VENDOR is the registered owner of a parcel land situated at Brgy.


Calasag, San Ildefonso, Bulacan covered by Certifcate of Land Ownership Award
(CLOA) No. 07924, and more particularly described as follows:

TRANSFER CERTIFICATE of TITLE


NO. CARP2017000226

A parcel of land (Lot C Psd-03-196410 AR), being a portion of


Lot A, Psd-031419-055716 (AR) (L.R.C. Rec. No. 7605), situated in the
Barangay of Calasag, Municipality of San Ildefonso, Province of
Bulacan, Island of Luzon. Bounded on the SW., along the line 1-2 by Lot
B; of the subd. Plan; on the NW., along line 2-3 by Irrigation Canal (6.00
m. wide); along line 3-4 by Lot D of the subd. plan; on the NE., along
line 4-5 by Lot C, Psd-031419-055714 (AR) (Irrigation Canal); and on
the SE., along lines 5-6-1 by Lot F (Road 3.00 m. wide) of the subd. plan
containing an area of THREE THOUSAND FIVE HUNDRED SIXTY
TWO (3,562) SQUARE METERS. x x x

That for and in consideration of the sum of THREE HUNDRED


THOUSAND (P 300,000.00) PESOS ONLY, the VENDOR by these presents
hereby SELLS, TRANSFERS and CONVEYS unto the VENDEE, HASMIN
BAUTISTA ALVAREZ, a lower portion of the said subject land with an
area of 1,000 square meters adjacent to Lot F of the Subdivision Plan of
Land of Lot A, Psd-031419-055714, to her successors, assigns and interests.

The VENDOR hereby represents and warrants that it has a good, valid and
subsisting interest, and the title to the afore-described property herein sold to the
VENDEE, and that the above-describes parcel of land is free from any all liens.

The VENDOR hereby undertakes and agrees to defend the title to the
above described property herein sold to the VENDEE against any and all claimed
of the third persons or entities. The VENDOR also guaranteed the right of the
VENDEE against all action for eviction.
Furthermore, the VENDOR undertakes and agrees to execute secure
and/or deliver any and all documents, contracts, agreements and/or other writings
to complete and guarantee the title of the VENDEE to the above described
property so that it may validly and effectively transferred to, and registered in the
name of the VENDEE.

IN WITNESS WHEREOF, we have hereunto set our hands on this

Bulacan.

This instrument refers to a DEED OF ABSOLUTE SALE OF REAL
PROPERTY consisting of three (3) pages, including this page whereon this
acknowledgement is written, signed by the parties and their instrumental
witnesses on each and every page hereof.
