DEED OF ABSOLUTE SALE OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENT:

This Deed of Absolute Sale and Conveyance made and executed by and between:

SPS. RODOLFO N. CASTRO and LYDIA B. CASTRO, both of legal age,


Filipino citizens and residents of Brgy. Mojon, City of Malolos, Bulacan 3000 and
hereinafter referred to as the “VENDORS”,-and-

ADELIO D. LIM, ROSENDO D. LIM, and LORNIDA LIM-YAO, all of legal


age, with residence address at 321 Purok 4, Sta. Isabel, Malolos City, Bulacan, #140 San
Pablo Subd., Malolos City, Bulacan, and 321 Purok 4, Sta. Isabel, Malolos City, Bulacan,
respectively, herein collectively referred to the “VENDEES”, WITNESSETH:

The VENDORS are the registered owners of a parcel land situated at Brgy.
Mojon, Malolos City, Bulacan, covered by Transfer Certificate of Title No. T-37358,
and more particularly described as follows:

“A parcel of land (Lot 23, Blk. 10 of cons. Subd. Plan, Pcs-5394, being a portion
of the cons. of Lots 10-G to 10-R described on plan (LRC) Psd-5550, LRC Rec.
No. 5171), situated in the Bo. Of Mojon, Mun. of Malolos, Prov. Of Bulacan.
Bounded on the NE., along line 1-2 by Lot 25, Blk. 10 of the cons. subd. Plan; on
the SE., along line 2-3 by Road Lot 8 of the cons. subd. Plan; on the SW. along
line 3-4 by Lot 21, Blk. 10of the cons. subd. Plan. Beginning at a point marked
“1” on plan, being N. 8 deg. 48’E., 2509.51 m. from BLLM 1., Malolos, Bul.; SE
23 deg. 38’E., 20.00 m. to point 2; S. 66 deg. 22’W., 12.00 m. to point 3; N. 23
deg. 38’W., 20.00 m. to point 4; N. 66 deg. 22’W., 12.00 m. to point of the
beginning; containing an area of TWO HUNDRED FORTY (240) SQ.
METERS. All points referred to are indicated on the planned marked on the
ground by PS cyl. Conc. Mons. Bearings true; date of orig. survey. Jan. 30- Feb.
4, 1911 and that of the cons. subd. Survey, April 29 and May 4-6, 10-14, 1963
which was approved on Aug. 21, 1963. “

That for and in consideration of the sum of TWO MILLION FIVE HUNDRED
THOUSAND PESOS (Php 2,500,000.00), the VENDORS by these presents hereby
SELL, TRANSFER and CONVEY unto the VENDEES ADELIO D. LIM, ROSENDO
D. LIM, and LORNIDA LIM-YAO, their successors, assigns and interests. The said
consideration shall be paid in the following manner, to wit;

The VENDORS undertake and agree to execute secure and/or deliver any and all
documents, contracts, agreements and/or other writings, if any, to complete and guarantee
the title of the VENDEE to the above described property so that it may validly and
effectively transferred to, and registered in the name of the VENDEES.
