DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENT:

This Deed of Absolute Sale and Conveyance made and executed by and between:

SARAH SUZETTE G. BAUTISTA, of legal age, single, Filipino and with


residence address at 7151 Winchelsea Crescent, Richmond British Columbia, Canada,
represented by herein Attorney-in-Fact, MYRNA P. PAGULAYAN, of legal age,
Filipino and with residence address at #12 St. Therese Street., Phase 3-A, Sto. Nino
Subd., Meycauayan City, Bulacan, hereinafter referred to as the ‘SELLER”;-and-

SPS. MELECIO G. RAMOS JR. AND LORETA L. RAMOS , both of legal


age, married to each other, both Filipinos and with residence address at 45 Tropical
Drive, Maries Village, Brgy. Pasong Tamo, Quezon City, hereinafter referred to as the
“BUYER”, WITNESSETH:

The VENDOR is the registered owner of a parcel land situated at San Vicente,
Sta. Maria, Bulacan and covered by Transfer Certificate of Title No. T-507506 (M)
Bulacan and more particularly described as follows:

“A parcel of land (Lot 2, Blk. 18 of cons. Subd. Plan, Pcs-03-013346, being a


portion of the cons. of Lots 2982, 3206, 2991-D, 3238, 2992, 3702, 3729, 2998,
3353, 3377, 2981, 2993, 3730, all of Lolomboy Est., Lot 1 & Lot 2, both of
(LRC) Pcs-24893 & Lot 2983-B-2, Psd-03-045474, LRC Rec. No. ), situated in
Brgy. San Vicente, Mun. of Sta. Maria, Prov. of Bulacan, Is. Of Luzon. Bounded
on the SE., along line 1-2, by Lot1, Blk. 18; on the SW., and NW., along line 2-4,
by rd Lot 23; on the NW., along line 4-5 , by rd1; on the NE., along line 5-1, by
Lot 4, blk. 18 all of cons. subd. Plan. Beginning at a ppt marked “1” on plan
being N.58-46 E., 1614.59m. fr. LM # 13 Lolomboy Est.. thence. 59-55 W.,
11.00m to pt. 2; N. 30-05 W., 8.23m to pt 3; N. 14-55 E., 2.50 to pt. $; N. 59-55
E., 9.23m to pt. 5; S. 30-05 E., 10.00 m. to pt. of beginning; containing an area of
ONE HUNDRED EIGHT (108) SQUARE METERS, more or less.”

That for and in consideration of the sum of FIVE HUNDRED FORTY


THOUSAND PESOS (Php 540,000.00), paid in hand by the VENDEES, the
VENDOR by these presents hereby SELL, TRANSFER and CONVEY unto the
VENDEES SPS. MELECIO C. RAMOS JR. AND LORETA L. RAMOS, their
successors, assigns and interests.

The VENDOR undertakes and agrees to execute secure and/or deliver any and all
documents, contracts, agreements and/or other writings, if any, to complete and guarantee
the title of the VENDEE to the above described property so that it may validly and
effectively transferred to, and registered in the name of the VENDEES.

IN WITNESS WHEREOF, the Vendor has signed
this Deed of Absolute Sale of Real Property on November 19, 2019 at Malolos
City, Bulacan.
