BUILDING'S EFFORTS IN PRESERVING THE ENVIRONMENT

A. ENERGY CONSERVATION
The Salcedo Towers have been practicing energy conservation thru the following efforts:
a.1 Use of LED Light Bulb
The Salcedo Towers building has been implementing the use of LED light bulbs on the
elevator lobbies, parking floors, and admin controlled common areas. The building tenants
were also advised with the benefits of using LED lights on their respective offices.

LEDs are extremely energy efficient and consume up to 90% less power than incandescent
bulbs. Since LEDs use only a fraction of the energy of an incandescent light bulb there is a
dramatic decrease in power costs. Also, energy is saved in maintenance and replacement
costs due to the long LED lifespan.LEDs have a lifespan of up to 60,000 hours compared to
1,500 hours for incandescent bulbs.

a.2 Elevator Operations Cut-off


Cost cutting is energy conservation. Elevator Systems in the building is operated based on
the office operations and traffic flow.
We are putting two of our elevators on standby mode during nighttime and weekends. With
this move, we observed a dramatic change in our electricity consumption without
compromising the operations of the building occupants.

a.3 Use of Variable Refrigerant Flow (VRF) Airconditioning System


One of the appealing benefits of a VRF system is it promotes energy efficiency because the
system is designed to supply the precise amount of refrigerant necessary to cool a room
under a room’s current condition. This results in the system running at a lower capacity and
less frequently.

a.4 Elevator Systems' Design


Four of the elevators units at Salcedo Towers had been modernized last 2016 with the use of
new technology machines so-called Re-generative Drives.

Regenerative drives are another remarkable advancement in energy-efficient elevator


technology. They recycle energy rather than wasting it as heat.
The permanent magnet motors are capable of bidirectional energy flow. When power flows
into the motor, it creates a lifting torque on the shaft and elevator sheave, lifting the carriage.
When the carriage travels down, the motor acts as a generator, transforming mechanical
power into electrical power and pumping current back into the facility’s electrical grid to use
elsewhere.

B. ENVIRONMENTAL CONSERVATION
b.1 The Practice of Waste Segregation
The building's daily waste are being segregated in the waste storage facilities in order to
separate the recyclable materials, plastic wastes, and toxic wastes.

Plastics and recyclable waste are collected by the personnel of Makati Commercial Estate
Associations (MACEA).

Toxic waste such as busted light bulbs and electronic parts are being stored in separate
storage for proper disposal.

b.2 Hazardous Waste disposal


Hazardous waste such as Genset's used oil and batteries, busted light bulbs and electronic
parts are being sent to out of the facility going to the proper authorities:

* Used Oil is sent back to the power generating unit maintenance provider.
* Used batteries are brought back to the supplier.
* Electronic Parts are being donated to vocational schools.
* Busted bulbs are being transported to outside facilities for proper treatment.
