GENERAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS THAT I Ropan Bhattacharya (PAN-


AIRPB3951E, AADHAR- 8987 0863 6091) s/o Raj Kumar Bhattacharya
aged about …. residing B/16, EKTP, Phase- 4, Kolkata- 700107 do hereby
appoint my Father Mr. Munindra Nath Bhattacharya (PAN- ADNPB3899E,
AADHAR- 3985 5584 1609) residing at B/16, EKTP, Phase- 4, Kolkata-
700107 as my attorney and authorizing to do which I have to do all or any of
the things on my behalf in the property morefully described in Schedule-A
herein.

1. The said Attorney is empowered to execute, sign, enter into


acknowledge perfect and do all such conveyance, lease, mortgage,
transfer, surrender, mutation, release, assurance, sale deeds,
agreements, instruments, acts and things as shall be requisite or
as the said attorney may deem necessary or proper and expedient
in terms of the said property morefully describe in Schedule-A
herein.

2. That the said attorney is empowered to execute, Sign, enter into


Agreement for sale, Execute Sale Deed/ Conveyance and has right to
transfer the possession of the property morefully mentioned in the
Schedule A herein.

3. That the said attorney is empowered to prosecute and defend the


executor from lawful actions, suits, and make claims and refer the
matter to arbiters, file the suit, compromise the suit and execute such
instruments as may said attorney thinks proper and necessary in my
interest.

4. That the said attorney is empowered to sign in my name and as may


act and deed, execute, verify and deliver and plaint, written statement,
affidavits, complaints, contracts, agreements, lease, mortgages or
assignment or conveyance of the concerning property as mentioned
below which may hereafter belong to me or any part thereof to receive
and sign and give or to join the signing and giving receipt or
discharges for the moneys arising for such matters, transfers, or
transferred on my behalf.

5. That the said attorney is empowered to execute/sign in my name


agreements of sale/presale agreement and sale deed concerning
property as mentioned below which may hereafter belong to me or any
part thereof to receive and sign and give or to join signing and giving
receipts or discharges for the moneys arising from such matters,
transfers or transfer on my behalf.

6. That the said attorney is empowered to represent me before all


government, judiciary, municipal, local, or any other authorities
constituted for any purpose whatsoever to receive compensation and
to give discharge in regard to any claim whatsoever on my behalf.

7. That the said attorney is authorized to appoint or remove the agent/s


to look after my estate on my behalf as my attorney.

8. That the said attorney also empowered to deposit the money collected
on my behalf in my bank account.

9. That the said attorney is authorised to draw accept endorse negotiate


and pay any bill of change, promissory notes, cheques, and other
negotiable instruments as the said attorney thinks proper and
expedient in my interests.

10. That the said attorney is authorised to generally do all such


things and acts as may attorney which shall be binding on me.

11. Be it noted that this Power of Attorney is being granted in favour of


the said Attorney without any consideration and no interest or rates of
the Attorney is created on the property which is the subject matter of
the power of attorney.
12. The sale proceeds and or any other some received by the attorney on
my behalf will be deposited on the account of the principal.

SCHEDULE OF THE PROPERTY

ALL THAT piece and parcel of FLAT NO. 1203 on the 12th Floor at Tower
No.7 containing by admeasuring 1226 Sq Ft. Super Built Up Area in the
building on the premises comprising of Three Bedrooms, Two Toilets, One
Kitchen, Two Balconies and Living cum Dining Room together with
1(One) Covered Car Parking Space No. 08 in the Ground floor of the Said
Tower situated at Uniworld City Complex known as “VISTAS” having Plot No.
AA-III/BLK- 2/6 (Part), AA-III/BLK- 2/5 (Part) & AA-III/BLK- 2/3 (Part) in
Action Area III, New Town, Mouza Patharghata, Gram Panchayat-
Patharghata, Rajarhat, Police Station- Rajarhat (Technocity), District 24
Parganas (N), Kolkata- 700160.

I hereby undertake to ratify whatever the said Attorney will lawfully do by


virtue of the powers conferred on him by his presences.
