Write an essay with minimum of 300 words explaining your opinion on the vital importance
of ECOLOGY in Real Estate practice and the real estate industry.

Ans. The ecology in real estate practice/industry is very important because as we develop the
land to make a subdivion or community it is being viewed as a key determinant in the social
and environmental health and economic well being of a country’s people and natural species.
Furthermore, the developer should be considered if a certain area aimed at development is
mutually conducive for both humans and nature. As we practice in the real estate industry,
there are some laws that protects our environment. The first one is The Philippine
Environmental Impact Statement System (PD No. 1586) which implemented in 1979. EIS
system has undergone several refinements to make it more effective planning, management,
and regulating tool in addressing environmental problems in the country. As well as to ensure
the Filipinos to enjoy a “balanced and healthy ecology” in the midst of intensive economic
development. Second, the Pollution Control Law of 1979 which states that prohibits disposal
of any organic or inorganic matter or any substance in gaseous or liquid form into any of the
water, air and land resources of the Philippines that will cause pollution. Third, PD 1151 of
1977 which states that “It is hereby declared a continuing policy of the State (a) to create,
develop, maintain, and improve conditions under which man and nature can thrive in
productive and enjoyable harmony with each other, (b) to fulfill the social, economic and
other requirements of present and future generations of Filipinos, and (c) to insure the
attainment of an environmental quality that is conducive to a life of dignity and well-being.
In pursuing this policy, it shall be the responsibility of the Government, in cooperation with
concerned private organizations and entities, to use all practicable means, consistent with
other essential considerations of national policy, in promoting the general welfare to the end
that the Nation may (a) recognize, discharge and fulfill the responsibilities of each
generation as trustee and guardian of the environment for succeeding generations, (b) assure
the people of a safe, decent, healthful, productive and aesthetic environment, (c) encourage
the widest exploitation of the environment without degrading it, or endangering human life,
health and safety or creating conditions adverse to agriculture, commerce and industry, (d)
preserve important historic and cultural aspects of the Philippine heritage, (e) attain a
rational and orderly balance between population and resource use, and (f) improve the
utilization of renewable and non-renewable resources.”. Lastly, other laws that related to our
environment is RA 7586 (National Integrated Protected Areas System Act of 1992), RA 8550
(Fisheries Code of 1998), RA 8749 (Philippine Clean Air Act of 1999), RA 9003 (Ecological
Solid Waste Management of 2000) and RA 9275 (Philippine Clean Water Act of 2004).
Additionally, the DENR (Department of Environment and Natural Resources) is the
government agency tasked to protect the environment and natural resources of the country. It
is the policy of the DENR to implement a systems-oriented and integrated approach to ensure
a rational balance between socio-economic development and environmental protection for the
benefit of present and future generations.
