1. GENERAL:

This specifications are intended to cover all labors and materials required for the
construction of this proposed building as shown in the plans and specifications.
The entire work is to be done in every part with a first class job to the full extent
of the meaning of the plan and specification.

2. PREPARATION OF SITE AND EXCAVATION

The area within the limits of the plan shall be cleared of logs, stumps, bushes, and
other matters. Stumps and roots between stakes embankment of 0.90 m. or less in
depth shall be cleared of or removed to depth of 0.40 m. below subgrade.

Staking of the building shall be established accurately, after which the established
grade shall be approved by the Engineer before any excavation works can
commence.

All necessary excavations for the foundations shall be made to grade as indicated
in the plans. All trenches are to be excavated level to a bottom line and ready to
receive the foundation.
Under no circumstances shall dirt filling be allowed.

All excavated portions should be done in accordance with the depth as shown in
the plan so as to develop at least 60 kPa. of soil bearing capacity.

3. GRADING, FILLING, AND BACKFILLING:

All areas surrounding the building shall be graded to the extent noted on the
plans. The works shall be prepared and grade re-established to the required
elevations and slopes.

When concrete slabs are place on earth, all lean, organic or undesirable materials
shall be removed. Filling shall consist of broken stones, sand, gravel and other
materials approved. Filling shall be moistened during compaction to moisture
content such that the required degree of compaction shall be obtained.
After completion of foundations, footings and other construction below grade, and
prior to backfilling, all forms shall be removed and the excavations shall be
cleared of all trash and debris.
Materials for backfilling shall be the same as that used for filling and shall be
placed in likewise manner.

4. CONCRETE, REINFORCED CONCRETE AND MASONRY:

All concrete shall be mixed until there is a uniform distribution of materials and
shall be deposited as nearly as practicable to its final position to avoid segregation
due to rehandling or flowing.

All equipment’s for mixing or transporting concrete shall be clean.

Water should be removed from place of deposit before concrete is placed.

After concreting has started, it shall be carried on as a continuous operation until


placing of a panel or section as defined by its boundaries, or predetermined joints.

All concrete works should be done in accordance with the National Structural
Code of the Philippines and the Standard Specifications for all concrete materials.

Coarse aggregates shall be well graded, clean particles of gravel or crushed rock
and shall be free from objectionable matters. Fine aggregates shall be obtained
from the location approved by the Engineer.

Portland cement shall be used for mall exposed concrete.


The following proportions of concrete shall be used:
Class A (1:2:4) for columns beams and floor slabs.
Class B (1:2 ½:5) for slabs on fill.
Class B Mortar (1:3) for mortars and plasters

As shown in the plans, floors shall be 4” thick and top finishes shall be of owner’s
description.
Forms shall conform the shape, lines, and dimensions of the finished members as
called for in the plans.

Form shall not be removed until such time that the concrete member or structure
has reached its maximum strength and minimum curing period as provide in the
provision of the National structural code of the Philippines.

Mortars shall be mixed dry and wet to proper consistency for use. No mortar that
has stood for one hour shall be used.

The walls shall first be generously grouted with cement grout before any
application of plaster to all concrete walls. After the cement grout hardens, the
wall is then ready to receive the plaster.

Cement plastering design shall be plain, smooth or any other type as specified on
the plans or drawings.

5. STEEL WORKS AND METAL REINFORCEMENTS:

All steel connections shall be welded and bolted properly to resist the maximum
loadings.

All metals reinforcements shall be corrugated (deformed) bars complying with the
latest ASTM standards.

All metal reinforcements shall be secured by G.I tie wires of 30 cm. Minimum
length.

All bars shall be bent cold, unless otherwise permitted by the Engineer. Offset
bars shall be bent before they are placed in the forms.

No bars which is partially embedded in concrete shall be field bent, except as


shown in the plans and permitted by the Engineer.
Splices of bars shall be made only where indicated on drawings or permitted by
the Engineer. No splices should be made on tension zones of the structure.

Steel bars for concrete reinforcement shall be of standard sizes. No metal


reinforcements shall be placed until it has been roughly cleaned from rust, scales
or coatings of any character that will destroy or reduce the bend. When there is a
delay in depositing of concrete, the reinforcement shall be reinspected and
cleaned.

6. CARPENTRY, TINSMITHRY AND JOINERY WORK:

All materials furnished shall be of standard or higher grade. No materials will be


incorporated into the works until they are inspected.

All lumber except millworks shall be air-dried with a moisture content of not more than
20 percent (20%). It shall be found free from knots, check, sap and worm-holes. Limber
shall be straight grained, free from warp and of full size. All millworks shall be kiln
dried.

Framing lumber and other rough works shall be properly framed, closely fitted,
accurately set to required lines and levels, and rigidly secured in place.

Stud spacing for plywood and other boards shall be no more than 0.60 m. on center, and
horizontal spacing shall be 0.40 m. on center. Plates of studs resting on concrete floor
shall be anchored and placed with 10 mm. diameter bolts and spaced not more than
1.80 m.

All doors shall be hung, fitted and trimmed in workmanlike manner. Doors shall have
1/16” clearance at sides and top, 10mm.over threshold on floor and shall be hung and
trimmed with hardwares conforming to the requirements of section on Building
Hardwares.

Exterior finish shall be milled from materials specified, and shall be erect in strict
conformity with the details. Nailing shall be blind or face nailing as required with face
nails set for putty stopping. Exterior millwork shall be constructed in such a manner that
water cannot pass thru the joints.

All corrugated G.I sheets shall have an end lap of nor less than 0. 30 m. unless otherwise
specified in the plan. Ga. 26 shall be used in all tinsmithing works.
7. BUILDER’S HARDWARES:

All lock set shall be one brand, preferably, Kwikset. It shall be installed as per
manufacturer’s directions.

The number of butts to be installed for each door shall be determined as follows:
a. 4 butts over 2.10 m. high.
b. Provide additional butts for every 0. 60 m. or fraction thereof for doors over
2.10 m. high unless specified.

Location of hardwares from finished floor line:

a. Door knobs shall be 0.965 m.


b. Push plates shall be 1.270 m.
c. Door pulls shall be 1.015 m.
d. Cylindrical dead locks shall be 1.400 m.

8. PLUMBING:

All roughing in for pipes and fixtures shall be carried along with the building
constructions. Opening shall be left in walls and floors with proper sizes and
correctly located for the pipes.

Each unit of toilet and baths shall be provided with independent shut off valves.
All water supply pipe to each unit shall be provided with separate shut off valve.
Piping when not concealed shall be run as high as possible to walls.

All vent pipes shall be carried up to at least 0.30m. above the roofing’s, and the
openings are to be entirely covered with No. 16 copper bronze cloth of wire.

Clean outs shall be provided at base to all risers, at change of direction and at
every 13.00 m. of hose sewer line. Pipes shall be pitched with a minimum of two
percent (2%).

9. PAINTING:

All paints to be used shall be Boysen or its equivalent. Tinting and thinning
materials must be of the same brand as the paint specified for the particular area.

No painting job shall be done under conditions that are unsuitable for the
production of good results. No oil paintings shall be done during damp weather.
10. ELECTRICALS:

Mounting heights of equipment from the center of device finished floor line shall
be as follows:

a. 1.830 m. for panel boards or circuits breakers.


b. 0.305 m. for convenience outlets.
c. 1.370 m. for wall switches.

Install service entrance for telephone near the power service entrance

Wiring installations shall be tube works, both embedded on concrete walls and
above the ceiling.

All wirings shall be new, and either Phelp Dodge or American Wires and Cable
brands.
Minimum sizes of wires be 2.0 mm.TW stranded, and shall be used only for switches

Install ground rod and 5.50 mm, stranded copper wire for equipment’s grounding
purposes.

All works shall be done in accordance with the provisions of the Philippine Electrical
Code. (latest edition) and the serving Electric Cooperative of Company.
