SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, JOEL LIM GOZUN, married to , of legal age, American Citizen, and a resident of 2131 Sapphire
CT Hollister, CA 95023 do hereby appoint, name and constitute AFRICA G. GUTIERREZ, likewise of
legal age, married, with residence at Casmor Subd. Mabiga Mabalacat City, Pampanga to be my true
and lawful attorney in-fact to act, for and in my stead, to do and perform the following acts deeds and
things, to wit:

1. To enter, execute, sign and deliver the Extra Judicial Settlement of Estate of Eduardo R. Gozun
and such other documents to any judicial entity of government agency which our atty in fact may
consider necessary or desirable in connection with the exercise of powers confirmed hereby, under
such terms and condition as said Attorney in fact may deem fit and proper

2. To sell, assign and dispose our share of a parcel of land covered by TCT No. 599207-R situated
at Brgy. Mawaque, Mabalacat City, Pampanga under such terms and conditions acceptable to my
Attorney-in-Fact;

3. To sign, execute and deliver the necessary Deed of Sale covering such sale including any and
all documents that may be necessary or required thereto and to deliver possession of the property to
said vendee;

4. To receive the proceeds of the sale, either in cash or in check and to pay expenses that may be
agreed upon between the vendee; 

5. To transact business with the Bureau of Internal Revenue (BIR), City Assessor’s Office, Registry
of Deeds and any other government offices in all matters relating to the aforementioned real
properties;

6. To do such any other act or thing that may be required necessary or incidental to carry out
effectively any and all of the purposes for which this authority is hereby given;

HEREBY GIVING AND GRANTING unto our said attorney-in-fact full power and authority to do
and perform any and every act, and thing whatsoever requisite and necessary to be done in and
about the premises, as fully to all intents and purposes as we might or could lawfully do if personally
present and hereby ratifying and confirming all that our said attorney-in-fact shall lawfully do or cause
to be done by virtue of these presents.
