SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That We, HELEN GALLANOSA FRILLES and NESHEL FRILLES SANTIAGO, both of legal age, both
single, Filipinos, and residents of No. 22 Rossini Street, Ideal Subdivision Commonwealth, Quezon City,
constituted and appointed, and by these presents do make, constitute and appoint WENCISLAO J. ERAMIS
JR., of legal age, Filipino and a resident of B13 L55 A Oregano Street, GMA, Cavite, to be my true and lawful
Attorney-In-Fact for me and in my name, place, and stead, to do and perform the following acts and things,
namely:

1. To act as our representative in Registry of Deeds (RD), Bureau of Internal Revenue (BIR), Assessors
Office, Treasurer Office and other government agencies regarding with the transfer of the property, ,
situated in the Bo. Mayamot, Mp. Of Antipolo, Prov., of Rizal, Is. Of Luzon, presently covered and
embraced by Transfer Certificate of Title No. R-46441 for the Registry of Deeds for the Antipolo City,
Containing an area of THREE HUNDRED NINETY SEVEN (397) Square Meters, more or less.

2. To do and perform any other act or things with the object and intention of full and complete satisfaction
and performance of the powers and authority herein given;

3. To process, negotiate, transact, sign, execute, make, seal, fill-up, follow-up, deliver, submit, receive,
and claim any and all pertaining documents and to perform and execute any and all acts that might be
necessary for the satisfaction of given authorization.

HEREBY GIVING AND GRANTING unto said Attorney-in-fact full power and authority to do and to
perform all every act and thing which may be necessary to carry into effect the foregoing authority as fully to all
intents and purposes as I might lawfully do as if personally present unto my said ATTY-IN-FACT shall lawfully
do or cause to be done by virtue of these present.
