That I, WILFREDO P. CAYABYAB, of legal age, Filipino citizen and a resident of No. 47
F. Pasco Avenue, Santolan, Pasig City, constituted and appointed, and by these presents do
make, constitute and appoint my wife- MARIA NERIZENA S. CAYABYAB, of legal age,
Filipino citizen and a resident of No. 47 F. Pasco Avenue, Santolan, Pasig City, to be my true
and lawful Attorney-In-Fact for me and in my name, place, and stead, to do and perform the
following acts and things, namely:

1. To act as administrator to manage and supervise the real property with improvements
located at Lot 4-A Santolan, Pasig City, Metro Manila, with an area of ONE THOUSAND
FOUR HUNDRED EIGHT SQUARE METERS AND TEN SQUARE DECIMETERS
(1,408.10), more or less and covered by Transfer Certificate of Title No. 011-
2012002071;

2. To sell or otherwise dispose and/or mortgage to any person/s or entity/ies the above real
property with improvements under such terms and conditions she deems fit and proper;

3. To sign any and all documents such as, Deed of Conditional Sale, Deed of Absolute
Sale, Loan and Mortgage Agreement, Promissory Note pertaining to the sale and
disposal and/or mortgage of the aforementioned real property with improvements;

4. To ask for, claim, demand and receive the proceeds of the sale and/or mortgage of the
above-real property with improvements;

5. To make payments if any and to acknowledge receipt thereof in my name;

6. To transact and negotiate with the Registry of Deeds (RD), Bureau of Internal Revenue
(BIR) and in any banking institutions;

7. To do and perform any other act or things with the object and intention of full and
complete satisfaction and performance of the powers and authority herein given;

8. To sign any and all documents, papers, effects and undertaking relative to the above-
stated matter in my name.

HEREBY GIVING AND GRANTING unto said Attorney-in-fact full power and authority to
do and to perform all every act and thing which may be necessary to carry into effect the
