1. Design Standards per Administrative Order No. 21 Series of 1985


– Rules and Regulations For Commercial Subdivision and Commercial
Condominium Development (DHSUD, IRR AO No.21 S.1985, 1984, p. Section 7).

1.1. Design Guidelines for Commercial Condominiums

A. Design Requirements

1. Open space shall be provided within the project site pursuant to the
National Building Code and its implementing rules. These shall
include courts, yards, setbacks, lightwells, uncovered driveways,
access rods, parking spaces and others.

2. Easements for utilities such as drainage system, water supply,


power lines and communication lines, shall be integrated with the
circulation system.

3. Building orientation on lot shall take into account proper ventilation,


sunlight and land characteristics.

4. Condominium unit dimensions shall vary according to the types of


business/establishments to be introduced. Parking spaces shall be
provided as required by the National Building Code.
Whenever basement parking or multifloor garages shall be provided
within the project site, the parking space provided therein shall be
subtracted from the total parking area required of the project.

5. Mechanical Equipment and Service Areas

b. Elevator equipment installation and maintenance shall


conform to the National Building Code and the Philippine
Mechanical Engineering Code requirements.

6. Rest rooms for every floor shall be provided for male and female.
Minimum requirement totals to six (6) square meters.

7. Refuse collection and disposal system shall be provided and shall


conform to the provisions of the Sanitation Code and local
ordinances.

8. Water supply, power, sewerage, drainage and communication


facilities shall conform with the requirements for commercial
subdivision and/or National Building Code.

9. Other requirements for building shall be complied with such as fire


escape, water tank, chutes, etc. as required by the National Building
Code.

2. Conversion of Existing Structures to Condominium Projects


(DHSUD, RIRR PD 957, 2009, pp. 35, Section 3)

Existing structures may be converted into condominium projects upon proper


application there for with the Board and compliance with the requirements of
condominium laws and these rules and standards.
