DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is made and entered into by and between:

YOLANDA BASI, of legal age, Filipino, widow, and a


resident of Brgy. Sto. Cristo, Hermosa, Bataan, hereinafter
referred to as the VENDOR;

- and -

LOISSE DANIELLE D. VITUG, of legal age, Filipino, single,


and a resident of #3 De Mesa Village, Hermosa, Bataan,
hereinafter referred to as the VENDEE;

WITNESSETH:

WHEREAS, the VENDOR is the absolute owner of a parcel of


land situated in Brgy, Palihan, Hermosa, Bataan, Philippines covered by
Transfer Certificate Title No. (insert TCT) issued by the Registry of
Deeds for Balanga, Bataan, and which is more particularly described as
follows:

Transfer Certificate of Title No. 137891

“A parcel of land (Lot 7, Blk. 12 of the cons-subd. Plan (LRC)


Pcs 13896, being a portion of the cons. of Lots 1721, 1723 and
1724 Hermosa Cad.; LRC Rec. #1422), situated in the Bo. of
Palihan, Mun. of Hermosa, Prov. of Bataan. Bounded on the x
x x containing an area of ONE HUNDRED EIGHTY (180)
SQUARE METERS, more or less.”

WHEREAS, the VENDEE has offered to buy and the VENDOR


has agreed to sell the above-described property for the price and under
the terms and conditions set forth herein below;

NOW THEREFORE, for and in consideration of the foregoing
premises, and more specifically for the sum of ONE HUNDRED FIFTY
THOUSAND PESOS, Philippine Currency, the receipt whereof is
hereby acknowledged from the VENDEE to the satisfaction of the
VENDOR, the said VENDOR hereby sells, transfers and conveys in a
manner absolute and irrevocable, in favor of the VENDEE, his heirs
and assigns, the land above-described;

That the VENDOR hereby covenants and agrees with the


VENDEE that the above-described property is free from all liens and
encumbrances, that she owns the right to convey the same, and that she
will warrant and forever defend the same unto the said VENDEE, his
heirs and assigns, against the lawful claims of all persons whomsoever;

That the VENDEE agrees to shoulder the expenses for the


consolidation of the title, capital gains tax, documentary stamps tax,
transfer fees, notarial fees, and all other fees or expenses incidental to
the transfer of the title of the above-described property.

IN WITNESS WHEREOF, the parties have hereunto set their


hands this 18 August 2022, at _____________, Philippines.

executed the foregoing instrument, a Deed of Absolute Sale involving
one (1) parcel of land, consisting of three (3) pages, including this page
on which this acknowledgment is written, signed, by them and their

that the same is their own free act and voluntary deed and of the person
represented.
