‘S the LESSOR being desirous to lease the Demised Premises and the
iffered to take on lease the Demised Premises for a period of eleven (11)
lential purposes only on the terms, conditions and covenants containedNOW THIS AGREEMENT WITNESSETH BETWEEN THE PARTIES AS FOLLOWS:
1. The LESSOR hereby grants to the LESSEE the lease of the Demised Premises, more
fully described in the schedule hereto and the LESSEE has taken the Demised Premises
on lease from the LESSOR.
Commencement & Duration Details
2. The LESSEE agrees that, under this Agreement, the lease shall be effective from
01/08/2022 (Date of Tenancy), and shall be for a period of 11 months commencing from
the aforesaid effective date.
Financial Details
3, RENT: The LESSEE shall during this period of lease pay a rent of Rs.24000/- (Rupees
‘Twenty Four Thousand Only) including society maintenance charges. Monthly
maintenance charges will be paid by LESSOR directly to the resident's welfare association
J builder as applicable. The Lease rent reserved shall be paid monthly, on or before 5"
day of every calendar month,
4. The Rent shall be paid on a ‘Stay and Pay Model i.e. Rent for any particular month
shall be paid by the 5t" of the following month.
5, ELECTRICITY, GAS, INTERNET, CABLE & other UTILITY BILLS: The LESSEE shall
pay Electricity charges, Gas charges, Internet charges, Telephone Charges, Cable TV
Charges and all other related charges utilized for their own use directly to the concerned
authorities regularly as per the bill raised by the society/concerned authorities/person. A
copy of the last paid bills and receipts should be handed over to the LESSOR at the time
of termination of the Lease.
The LESSEE?s liability shall commence from the effective date and the LESSEE shall not
be liable for dues in respect of the above for any period before the effective date, which
shall be the sole responsibilty of the LESSOR.
6. DEPOSIT: The LESSEE has paid to the LESSOR a sum of Rs.72,000/- (Rupees
Seventy Two Thousand Only) as a security deposit by Online Transfer

which shall be held by the LESSOR as Security Deposit during the continuance of the
lease and / or any extension thereof and shall be repaid to the LESSEE free of interest at
1e end of the period of the lease or its earlier termination
7. ENHANGEMENT: The rent payable to the LESSOR by the LESSEE as aforesaid in
Clause Na..shall be enhanced by 5% of the last amount paid at the end of 11 months or

Reg. No. 10197,8. TAXES & OTHER CHARGES: The LESSOR shall bear and pay all property taxes,
rates and cesses payable to the appropriate authorities and shall keep the Demised
premises free from all interference in this behalf.
Conduct of The LESSEE during tenancy
9. The LESSEE shall use the Demised Premises exclusively for residential purposes only
and shall not sublease or sublet or underlet the Demised Premises.
10. The LESSEE shall maintain the Demised Premises in good and tenantable condition
and handover the same in the same condition in which it was let out along with the fittings
as enclosed in Annexure |, In the event of any loss or damages caused in the scheduled
premises, except any damages that may take place due to normal wear and tear in use of
the premises during the lease period, the LESSEE herein agrees to make good for the
loss / damage at his / her own cost and expenses, failing which, have no objection in the
recovery of the cost for such loss / damages from the security deposit held with the
LESSOR at the time of termination of the lease and refunding of the security deposit by
the LESSOR.
11, The LESSEE shall not make any structural alterations or additions or modifications
either temporary or permanent without the written consent of the Lessor and shall not
remove any fitting or fixtures.
12, The LESSEE shall pay the rent regularly and without default. In the event of default
on the part of the LESSEE to pay the rent for a period of 1 (One) month, whether
demanded or not or violates any of the terms hereunder provided or in law, the LESSOR
shall be entitled to terminate this Lease upon 18 days’ notice notwithstanding the
contractual period.
13. The LESSEE shall allow the LESSOR and or the representatives(s), nominees of the
LESSOR to inspect the Demised Premises at reasonable hours and.reasonable intervals
of time upon prior notice of a minimum of 24 hours given in this regard.
14, The LESSEE shall abide by all the rules and regulations imposed by the Association
and ensure that no complaints arise from the association or neighbours due their actions.
The Lessee has to pay the applicable one time shifting in and out charges (If Applicable)
to association directly.
15. The LESSEE shall inform the LESSOR of any existing repair or maintenance work
uired on the premises within 5 days of the moving in date. The cost of such repair and
nce shall be borne by the LESSOR. The cost of any subsequent repair workTermination of Agreement
16. Either of the parties can terminate this Agreement by giving 30 days prior notice in
Writing. The deposit will be reimbursed after deducting all dues on account of arrears of
Lease Rent, electricity, telephone, water charges & damaged fittings if any and deduction
of structural damages if any. However, the LESSEE during the lease period shall maintain
the same quality and standard of the Demised Premises given at the time of possession.
17, The LESSEE shall return the demised premises in the same condition it was delivered
to them. If the LESSEE fails to do so, the LESSOR will repair the property and deduct the
said amount from the LESSEEs deposit before returning the same. The repair cost shall
include (but not limited to) cost of cleaning property, repair of electrical and wooden
fixtures ete.
Since the house has been handed over in a newly painted condition, the “LESSEE” shall
repaint & clean the property or pay month's rental as charges to repaint & clean the
property, as estimated by the “LESSOR’, upon which the LESSOR shall return the
Security Deposit free of interest to the LESSEE without any delay.
18. In the event that the LESSEE wants to vacate the demised premises before
completion of the notice period, LESSOR can deduct a penalty fee equivalent to the
shortfall in number of days of notice the LESSEE failed to serve. Eg. If the LESSEE
vacated the demised premises within 10 days of serving the notice period, The LESSOR
can deduct 20 days of rent from the deposit (30 days of notice period — 10 days of notice
served = 20 days)
19, The Parties agree that in case of any dispute arising in respect of this Deed, the matter
shall be referred to the arbitration of a sole arbitrator mutually appointed by the Parties
and shall be conducted in accordance with the provisions of the [Indian] Arbitration and
Conciliation Act, 1996, as may be amended from time to time. The decision of the
arbitrator so appointed shall be binding upon the Parties.
The seat of arbitration shall be at Bangalore and the arbitral proceedings shall be
conducted in the English language.
Suibject to the foregoing arbitration clause, the Parties hereto agree that the courts in
Bangalore shall have exclusive jurisdiction with respect to any matters arising out of this
