Environmental assessment tools in sustainable construction projects are responsible for
emphasizing options that minimize environmental effects at the time of environmental
impact assessments in the execution of construction projects in order to comply with the
guidelines of environmental licenses. acquired to avoid legal problems and high sums of
money in compensation to the corresponding entities. One of the main objectives of the
methods of environmental evaluation of buildings is to comply with a correct evaluation of
the life cycle of the different materials used for construction since these evaluation tools used
are classified into evaluative and qualification, the evaluation tools they provide quantitative
performance indicators for design alternatives, while rating tools determine a building's
performance level in stars.
Most building evaluation methods refer to a single criterion, such as energy use, indoor
comfort, or air quality, to indicate the overall performance of a building (Cooper, 1999;
Kohler, 1999). This shows us the high demand for environmental problems produced by the
construction industry since they are not using the necessary criteria to find a balance with the
environment, therefore more complete building evaluation methods must be taken to be able
to evaluate the operation of correct performance of buildings.
The methods of environmental evaluation of buildings indicate the implementation of the
concept of sustainability in the context of building designs and their corresponding
constructions, achieving environmental awareness in construction practices and forms the
fundamental pillars for construction industries to advance in environmental protection and
with it the objective of sustainability, providing an environmental structure, proper
performance of buildings, inclusion in green businesses. All of this can be achieved by
implementing common criteria and goals of sustainable methods for building owners and
designers to achieve higher environmental standards. These environmental evaluations
generate a great advance in the constructions, but they are very little implemented at present
since until now the need to be friendly with the environment arises and that All the methods
of environmental evaluation of buildings have limitations that can hinder their usefulness.
and future effectiveness in the context of evaluating the environmental performance of
buildings.
The most effective way to achieve sustainability in a project is to consider and incorporate
environmental issues at one stage even before the design is conceptualized. It is important to
separate project design and project evaluation, as building design is carried out at an early
stage and most of the design results have already been established and incorporated into the
final design. However, the evaluation process generally takes place when the project design
is almost complete (Crawley and Aho, 1999; Soebarto and Williamson, 2001).
Building environmental assessment methods evaluate designs against three categories:
global, local, and interior issues; These tools evaluate resource consumption, environmental
loads, interior comfort and longevity, since financial performance is ideal for the
development of all projects because a project can be environmentally sound, but expensive
to build. The main objective of a development is to have an economic performance and it
cannot be fulfilled by making the project less attractive to developers despite being friendly
to the environment, this is very important when we enter the feasibility stage where it is They
will evaluate the alternatives since both economic and environmental aspects must be taken
into account.
The weighting is the main source of the evaluation schemes, since it is the one that
demarcates the overall performance score of the building, but at present there is no elation
based on consensus or on methods that are satisfactory in the orientation of the weightings.
However, since the default weighting system can be modified, the results can be manipulated
to improve overall scores to meet specific purposes (Larsson, 1999; Todd et al., 2001).
Sustainability is a measure of balance that the human being finds with the environment to
obtain an optimal development to the needs of future generations and the conservation of the
environment. Elkington (1997) is in charge of deepening the concept of sustainability to be
used in the corporate community, developing the triple bottom line principle that
encompasses three aspects of social, environmental and financial performance, these are
linked to the concept and objective of sustainable development and is very accepted within
the corporate community.
Due to the different multiple criteria in the evaluation of environmental projects, it can be
concluded that it is necessary to develop a model that facilitates the multidimensional
evaluation of criteria for better decision-making, since this entire project is a process that can
be considered continuous. Project evaluation generally goes through several distinctive and
interrelated stages.
The methods of environmental evaluation of buildings were in charge of directing to a single
person the guideline of evaluating the performance of the building with their knowledge.
Also, the evaluation results are derived from adding all the points and reaching a conclusion
to achieve the verdict. Even if a building scores poorly on some key factors, such as energy
consumption, it can still achieve a high score if it meets other, more marginal criteria
(Curwell, 1996).
A correct development of buildings implies making complex decisions and solving the
environmental problems that are generated in each of the stages of their construction since
as a society we must begin to become aware of having a good long-term development to
generate stability in our present. and future generations
