GENERAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS THAT ON THIS THE


...................DAY OF ........................I, Thiru.VENKATESWARA BABU
(Passport No: P8915376) son of Mr. JEGANATHAN, Now residing at Villa

No.38, Flot No.8, Al Kharama Street, Abu Dhabi, UAE and do Hereby
authorize and Constitue Thiru.B.KARTHIK son of Mr.BALACHANDRAN
(Aadhar No: 7777 6456 5967) residing at No.1/10, Vadugapatti,
Thanichiyam, Vadipatti Taluk, Madurai-625221, Tamil Nadu, as my lawful
attorney for me in my name and on my behalf to do and execute and perform
or cause to be done executed performed all or any of the following acts, deeds
and things on my behalf, as my could have done personally.

WHEREAS my proposed to sales some properties in my name in Tamil nadu,


but at present we are residing at Villa No.38, Flot No.8, Al Kharama

Street, Abu Dhabi, UAE and it is not possible for me to come down to
Tamil Nadu frequently to execute and register the documents in the Registrar
or Sub-Registrar offices concerned, and in pursuance of the above, we hereby
appoint Thiru.B.KARTHIK the above said to do all the acts deeds and thinks on
my behalf.

1. To sell properties to be acquired in my name or already acquired in my


name.
a. To enter into sale agreement/s and to receive advance amount.
b. To execute necessary number of Sale Deed or Deeds and
Rectification Deeds, if necessary, in respect of the property to
be sold, conveyed or transferred either in one lot or in various
divided lots or undivided shares under one or more deed or
deeds, as the case may be.
c. To present the said Deed or Deeds for registration before the
Competent Authority.
d. To admit execution of such Deed or Deeds before the
Competent Registering Authority

e. To receive and / or admit acknowledge receipt of the
consideration under the respective Agreement, deed or deeds
either before the execution or during registration as the case
may be.
f. To appear before Income Tax Authorities and to apply for the
grant of certificate under all the tax laws.
g. To sign the necessary farms like Patta transfer, declaration
forms under the Tamil Nadu Urban Land (Ceiling and
Regulation) act and such other forms as may be required by the
Competent Registering Officer for effectively and more fully
completing the registering formalities as aforesaid.
2. To avail loan in the Bank / Financial Institution
a. To avail loan in any Bank / Financial Institution in my name for
the purchase of house / house flats. To offer the property in my
name as security to avail loan in my name. To avail loan with or
without any security.
b. To open, operate, consolidate, pre-close and close my accounts
with any bank in India.
c. To accept the loan offer letter/s and sign the acceptance/s
thereof in token of my acceptance of the terms and conditions
therein contained and to pay on my behalf the necessary fees, if
any and other charges livable in respect of the said loan/s.
d. To request bank or agree with Bank or any change or
modification in the loan amount/s rate/s of interest period of
repayment of loan/s or any other terms and conditions in relation
to the loans at any time or from time to time.
e. To receive the disbursement of the said loan/s and for that
purpose give effectual discharge and give all the necessary
information and documents to assist the technical and Legal
Appraisal of the properly to be mortgaged and on which the
building is to be constructed with the help of loan/s.

f. To mortgage my property on my behalf with Bank by deposit to
Title Deeds as Security for the repayment of the loan granted/to
be granted by Bank to me.
g. To deposit on my behalf the documents of title and to state on my
behalf to any office of bank that the said documents are being
deposited for creating a security on the said properties by way of
equitable mortgage of repayment of the said loan/s. The attorney
is fully authorized to make these statements and convey my
intentions to create security on my said property on my behalf
and to execute memorandum confirming deposit of title deeds.
3. My attormey shall appear on my behalf and represent me before all the
state and Central Govenment authrities, such as Income –Tax, Sales –
Tax, Import, Export, Customs, Excise, Railways, Port authorities, and
local body authorities such as Municipal Corporation Improvement
Trusts, Panchayat authorities tribunals, Board of Revenue, Metropolitan
Water Supply, TamilNadu Electricity Board, Sewarage Board,
Commissioners of any divisions, and all other departments in all matters
and things relating to or incidental to the benefit of my property or
estate.
4. To work, manage, control and supervise the management of all and
administer propreties now or hereafter belonging to my and to develop
the same.
5. To cultivate all agricultural lands belonging to my estate, and to enter
into contract, covenant and arrangement of any kind whatsoever in
relation thereto and to modify, revoke and cancel the same as he shall
think fit and proper, without making my liable loss on that account.
6. To let out and/or. otherwise settle all and any land or building or any
part or parts thereof belonging to my estate on rent, on monthly tenancy
basis or lease and to realize all rents, issuses and profits and to accept
surrender of leases and tenancies and to evict all trenpassers and other
unauthorized occupiers.

7. To appeal for my before any cmyt or cmyts of Justice in the Union of
India or outside India, either as plaintiff, Defendant, Supplementary
Party, Intervener, Inter-Locator Petitioner, counter – petitioner, appellant
or respondent or in any other capacity whatsoever and to sign all
necessary Vakalat or proxy, to any pleader, Advocate, Solicitor,
Attorney or Barruster if the said Cmyts and to prosecute or defend any
suit or suits or other proceedings brought by or agents my and to
produce with reference to any judgment or decree of any of the said
cmyts to appeal and prosecute such appeals or second before any of
the Appellate Union in the Union of India or outside India and give all
necessary securities, bonds or other documents in such appeals.
8. To state, settle, adjust, compound, compromise or submit to arbitration
all actions, suits, accounts, claims and disputer between my and any
other person or persons.
9. To invest whole or part of my money in such manner at such rates of
interest upon such securities as my said attorney shall in his absolute
discretion think fit, and from time to time to alter and vary the said
investments or any of them into any other investments, or in the
meantime and pending such investments as aforesaid to deposit the
said money or any part there of with any banker or bankers to whom my
said attorney shall think fit to entrust the same.
10. To borrow from time to time such sums of money on such terms as my
said attorney may think fit upon the security of any of my property
whether movable or immovable and for such purpose to execute such
mortgages, charges, pledges or other securities upon such agreements,
terms and condition as may be thought proper and repay the loans.
11. To pay or make and deposits on my behalf and to obtain or receive any
refunds, repayments etc., on my behalf. To operate bank
accounts/demate accounts standing in my name and also operate NRE
& NRI Accounts.

12. To close the Fixed Deposit Account/s that is / are already opened in my
name and receive the deposit amount with interest and for that to do all
the necessary acts and deeds on my behalf and open new Fixed
Deposit Account in my name and deposit the amount on my behalf.
13. To sell, exchange, surrenger, lease or dispose of any of my property
and to transfer, release any mortgages in such manner as my said
attorney shall think proper.
14. To bifurcate the properties belonging to my estate into number of
segments in a layout plan and get it approved from the competent
authority.
15. To construct building in the vacant site belonging to my estate, for that
to enter into contract Agreement with the builder, and supervise the
construction of the site, to get building plan approved from the
competent authority.
16. To approach competent authority for getting approval of the building
plan and to do all the acts, deeds and things pertaining to get the
approval of the building plan. To pay necessary fees to the said
authority and if any there is any deviation in the building to be
constructed, to do necessary modification or alteration and to do all the
acts, deeds and things accordingly.
17. To create or transfer House Tax, Electricity Tax, Water Tax,
Underground Drainage Tax, etc., in my name and to pay the taxes at
the offices concerned on my behalf.
18. To receive letters, registered letters, Money orders, summons and
notices addressed to my and reply them suitably.
19. The Attorney shall maintain accounts letters, Money orders, summons
and notices addressed to my and reply them suitably.
20. It is once again reiterated that the Agent is having full power to transfer
by way of Sale Deed or any other Deeds such as Mortgage, Lease,
Rent, Rectification, Exchange, Gift, etc., and all such acts whatever the
Agent does, we herein ratify and give consent for the same.
