DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF CONDITIONAL SALE is made, executed and entered into by:

TRIFONA M. CALIPAYAN, of legal age, widow a Filipino, and with residence and postal
address at Zone 3, Poblacion 2 Santiago Agusan del Norte 8608, hereinafter referred to as the
SELLER

-AND-

CHRISNIÑO B. UYGIOCO, of legal age and JUVY C. UYGIOCO, (wife ) of legal age a Filipino
and with residence and postal address at B-1 L23 Bridgetown Villakananga Butuan City 8600,
hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land with improvements
located at Brgy. Tiniwisan Butuan City and covered by Tax Declaration of Real Property No. 08-
11-0008-00197 with Property Identification No. 162-11-0008-47 containing a total area
of One Thousand Four Hundred Square Meters (1,400 sqm), more or less, and more
particularly described as follows:

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell a portion
of lot containing and area of SIXTY SIX (66) SQUARE METERS ONLY from the said TD# –
08-11-0008-00197 which is a portion only from the above mentioned property for the amount
of Seventy Nine Thousand and Two Hundred Pesos (P 79,200.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of Thirty Nine Thousand
and Six Hundred Pesos (P 39,600 ) Philippine Currency, hand paid as a partial payment by
the vendee to the vendor. That we Seller and Buyer both agreed that the said remaining
balance will be paid in full in 5 months. Now the SELLER DO HEREBY SELL, TRANSFER, and
CONVEY until paid the total remaining amount of the said portion of lot describe above by way
of Deed of Conditional Sale unto the said BUYER, his heirs and assigns, the certain portion of
land, free from all liens and encumbrances of whatever nature including real estate taxes as of
the date of this sale.
