WHAT’S HAPPENING
Inflation and financial adjustements
When the building was built and the Home
Association was created, the financial plan
expected fairly big yearly increases to the fee
that is charged to all members. Thanks to the
low interest rates and the ongoing work of the
Board, we have managed to keep the fee the
same for 4 years.
We have in those 4 years, secured good
maintenance contracts, worked incessantly
with Ikano to address the warranty and
construction issues and have managed the
associations liquidity very well, partly by
making sure to have big buffers, but also by
paying back some loans ahead of time to
reduce interest costs.
We could therefore keep the association fee at
the same level as now for several years, but
that would slowly eat away at our liquidity and
budget. So, instead of changing nothing and
then in 4-5 years being forced to raise the fee
by a lot, we are making small, slow,
step-by-step changes.
We are therefore, from the 1st of january
2023 raising the Association Fee by 2%.
From 736 kr/sqm/year to
751 kr/sqm/year (so 15 kr/sqm/year)
We will of course continue to do our best to
keep the association efficient and affordable.

Continuous work with IKANO
Even though a lot was fixed in september
(thank you all members for being helpful) and
our list of warranty-issues with Ikano has
shrunk, it is still quite sizable.
Closest in time is the cleaning of parts of the
outer facade (the affected members will be
contacted in due time). Next in turn are the
repair works of the roof and the gutters
(sedumtak och hängrännor).
These should take place at the beginning of
next year and more details will be given when
we ourselves know more.
Temporary closure of the trash-room
For maintenance work, the trash-room /
miljörummet (for cardboard, glass, plastic and
metal) will be closed all day on the 22nd of
november! Access with the digital fob will be
blocked on that day so please plan accordingly
and do not disturb the workers working inside
the room so the maintenance can be
completed quickly.
REMINDERS
Food-waste bags
When recycling Food and organic waste
(“Matavfall), it is important we all use the
appropriate waste bags. They are free and can
be gathered at Hemköp, BUT(!), do not use
the brown bags they have for vegetables! It
must be official brown bags made by the city
that have an adhesive strip to seal them.
Only use brown bags
with the official logo on
them (see image to the
right))! And make sure to seal the bags
properly before throwing them in the green
chutes in the courtyard. Thank you.
Don’t wet the walls in common areas
Placing wet things against walls in common
areas can slowly damage the paint, forcing us
to repaint them and costing the association
money. If you wish to dry things after a rainy
day, please avoid doing so in common areas,
or if you do, avoid leaning them against the
walls. Thank you.
