Project Manager involved in and co-
ordinates all information with other
consultants.

Key deliverables at this stage are the client’s brief, budget, preferred procurement
strategy, timeframe, who is the key contactor(decision maker), any third party
stake-holders involved, design constraints, and Territorial Authority require-
ments. In this case, Luna Apartment had one decision maker, the chairman of the
Body Corporate, who represents the committee to communicate their thoughts
with the Architect. The project Manager established the connection between the
client - Body Corporate Committee, and the Architect, so this role involved to
co-ordinate information.
The Block required a fast-track process so it is different from a regular schedule.
The Main Contractor involved at this early stage to shorten the procurement in
order to get the design executive as soon as possible. In this case, there is a third
party stakeholder, TV3, who responded to the outcome as well but do not have a
monetary connection with Architect directly.
 CASE STUDY 1: LUNA APA RTMENT
Concept Design
Concept Design phase is about to generate response to the brief. In this period,
Luna apartments had six options for its remediation. Each one had to be discussed
with consultation such as Facade Engineer, Structural Engineer to have overall
understanding on the possibilities and limitations. During this period, Architect
would communicate with QS to have quatation of each option. Meanwhile,
Architecte will speak to both Project Manager and Client to narrow the options
down. Architect will present a couple of concepts for client to review, then collect
feedback to refine the concept.
Week 2 CASE S T UDY 2: T HE B L OCK
In this case, Architect work with consultantcy closely as usual, and get Client
involved in this phase as well. In order to bring the project on a fast track,
Client’s decision is a key. Client is required to attend Design Team meeting
to quickly process concepts. This phase will relatively leave Main Contractor
less communication until the team has an excutive scheme that satisfiy all
stakeholders. The concept will be agreed during the meeting to make desicion
faster.
