Strategy:
1. Finishing
• To use same batches of tiling/ timber floor for installation (Do not mixed up, must be separated by area/ level)
• Stains on floor surface & skirting to be remove (Detail cleaning)

2. Alignment & Evenness


• To use tile levelling system (Tile levelling spacer)
• Monitor and measure subfloor moisture and timber strips moisture content before installation

3. Cracks & Damages


• Chipped or damaged tiles/ timber floor shall not be install as full piece (To be use as cut piece)
• Floor surface to be protected after installation

4. Hollowness/ Delamination
• Ensure fully butter when apply adhesive on floor tiles/ skirting
• Ensure the evenness of the screed work, to avoid delamination on timber floor

5. Jointing
• Recommended to sort out tile sizes to ensure consistency in joint width
• Cement grout shall be neat and consistent in tonality 8

Strategy:
1. Finishing
• Proper sanding on skim surface before painting (especially at the corner, door & window termination)
• To use same batches of tiling/ timber floor for installation (Do not mixed up, must be separated by area/ level)
• During painting works, floor/ skirting shall be protected (paint stains/ drop shall be clean)

2. Alignment & Evenness


• Evenness/ squareness of the wall to be check during the skim coating/ plastering or tiling works
• Use angle strips to ensure straightness and alignment of the wall
• To use tile levelling system (Tile levelling spacer)

3. Cracks & Damages


• Do not lean any materials/ equipments to the wall
• Chipped or damaged tiles shall not be install as full piece (To be use as cut piece)

4. Hollowness
• Ensure fully butter when apply adhesive on wall tiles

5. Jointing
• Jointing between wall to be sanding to ensure wall joints in straight line 11

Strategy:
1. Finishing
• Proper sanding on skim surface before painting
• Hand shall be clean up before opening/ closing the ceiling panel

• Use angle strips to ensure straightness and alignment of wall-ceiling corner

3. Cracks & Damages


• Aluminium C Channel shall be fastened properly to the soffit/ wall
• Ceiling access opening shall be handle with care to avoid damages on the surface or it edge

4. Roughness & Patchiness


• Touch up work to be carry out before the final layer of painting
• Formwork joints shall be grounded smooth

5. Jointing
• Ceiling termination at the corner shall be smooth/ extra skim to be remove
• Ceiling access panel shall be laid in consistent joint width

Strategy:
1. Joints & Gap
• Ensure no gaps between door frame and wall
• Proper skim works (do not over-skim to the frame)
• Use a good silicone (instead of filler) to cover the architrave gaps

2. Alignment & Evenness


• Ensure Door leaf and Door frame is flush (level to each other)/ Door frame to wall (subject to the design)

3. Material & Damages


• Door frame shall be free from scratches/ dented
• All the door leaf surface finishing shall be consistent (proper filling, sanding - joint/ nail holes/ top and bottom)
• Proper painting works (No patchy, No paint drop & consistent in colour tone)

4. Functionality
• Hinges to be oil/ Door leaf shall be easy to open & close/ lock set & door closer shall function properly.

5. Accessories Defects
• Ensure no stains on accessories/ screw shall be fully fastened without damaging the screw head

• Use a good silicone (instead of filler) to cover the gaps (silicone shall be in straight line)
• Proper skim/ painting works (do not over-skim/ paint to the frame/ silicone)

2. Alignment & Evenness


• Ensure window leaf and frame is aligned/ corner maintained at right angle

3. Material & Damages


• Window frame shall be free from scratches/ dented
• No patchy paintwork resulted from the touch up works on the frame
• Glazing shall be clean from stains (inside/ outside)

4. Functionality
• Hinges to be oil/ Window leaf shall be easy to open & close/ window lock shall function properly.

5. Accessories Defects
• Ensure no stains on accessories/ screw shall be fully fastened without damaging the screw head
