1.0 GENERAL
1.1 DESCRIPTION
This section applies to the specification of Door Hardware for Hollow-core Doors (T-
type); Semi Solid Flush Doors (S-type); Fire Doors (F-type) and Aluminium doors (MD-
type) by models named, to be to a required performance, and fitted in accordance with
drawings, with reference to the Bills of Quantities and contract documents in general.
1.2 STANDARDS
Door Hardware is to meet all relevant authority requirements including BS587 for
Door Hardware (Ironmongerry); BS1227: Hinges; all lock cylinders to comply with
ANSI A156.6 and conform to DIN 18252 or its equivalent; all lock cases to comply
with BS5872 or its equivalent and pass fire tests of BS476 Part 22 or Underwriter's
Laboratory test 10B; and all door coordinators to conform to EN29002, Ul and ANSI
(USA), or equivalent proposed by the Contractor subject to approval.
1.3 SUBMITTALS
2. The Contractor is to submit all technical data; test reports; and no objection
letters from the relevant authorities stating that the use of the door hardware in
the case of the fire rated door/s is acceptable for its local application. Together
with the schedule and this specification, these form the basis upon which the
specialist hardware proposal submission is to be made.
3. Samples of doors hardware are to be provided free of cost and installed to scale
sample doors as directed. No order of materials is permitted until the samples
are approved. This is to strictly be with no claim for any additional cost or time to
be incurred in the Contractor doing so. All subsequent materials delivered to site
are then to be strictly equal to the approved samples.
1.4 PERFORMANCE
a) Every door key in the contract is to be able to part of the Master key
system.

b) All lock cylinders under the master key hierarchies are to have 32
individual pins/tumblers positions, each individual pins/tumblers position is
to come in 4 varying depths, and up to 8 different rows comprising the 32
individual pins/tumblers positions.
c) The pins within the master key cylinders are to include variations of 6
different types. The Contractor is to submit during tender evaluation the 6
different types of pins.
f) Keys are to have special key blanks and keyways for difficult
unauthorized reproduction and copyright for a 10 year period.
g) Each key is to have the option of including various different colours to the
key bow as means of identification. The colour to the key bow is to be
able to be interchangeable. The Contractor is to supply tools, equipment
for self-changing of the colour coding on the key bow.
i) The quantity of keys to be supplied for individual, key alike, sub master
key, master key and grand master key lock cylinders is to be as per the
Master Key System drawing.
j) All keys are to be sealed with a tagged special chastity clip for handover.
3. Lock Cylinders
a) Each lock cylinder plug is to be made of solid brass. The cylinder shell is
to be made of solid brass and finish to match the appearance of the lock
to which the cylinder is fitted.
b) All lock cylinders are to be available in at least 32 or more individual
pins/tumblers positions. For added security the cylinder is to possess
multi-part construction of the pin mechanism coupled with the rotation
factor and off centre pin to key alignment features, and in 8 multiple rows
for security reasons.
c) The lock cylinders are to have detainer pins to protect against picking and
also illegal insertion of other keys not of similar design.

d) All lock cylinders are to be designed for tensile loading of 12800 Newton
against wrenching and pulling of the plug within the cylinder.
f) The lock cylinder bodies and plugs are to be machined from extruded
brass of the profile to suit lock cases.
g) The lock cylinder is to be finished in chrome or nickel silver plating as
standard to match door furniture. However, other finishes are to be
available upon request at no extra cost.
h) The standard length of a double cylinder with both sides keyed is 65mm
that suits doors up to 50mm thick. Extended length is to be provided for
extra thick doors at no extra cost. No lockcylinder is to protrude more than
5mm from the face of the door, door plate or escutcheon.
i) All external doors are to have lock cylinders with surface hardened to
prevent drilling. The pins in such cylinders are also to be hardened.
j) The range of lock cylinders are to be available to suit applications of door
locks, furniture locks, key switches, roller shutter locks, padlocks and any
other special applications.
o) All lock cylinders are to be under grand master key complete with
construction key system. The Contractor is to submit a key chart and key
schedules of the master key system for approval. All lock cases are to
have all functions available in one modular size case, manufactured from
heavy gauge steel.
4. Lockcases
a) Lockcases are to be available in single sided lever handle fixing for one
way doors.
b) All lockcases are to be complete with single piece modular size forend,
3.4mm thick stainless steel Grade 316.

c) Lockcases in double leaf door are to be complete with rebated kit, 3.4mm
thick stainless steel Grade 316.
e) All lockcases are to be supplied complete with strike plate, 4mm thick
cylinder escutcheon and roses, in stainless steel Grade 316, as required
for the function requirement.
f) Stainless steel materials of the forend of the lockcases and lever handle
must be of Grade 316 and tested accordingly to the standards DIN
50021/ASTM/B 117/JIS Z2371. The tests are for the corrosion resistance
of the stainless steel Grade 316 for a period of 4 years. The stainless
steel materials is not to rust or corrode during the first 4 years after
completed installation.
5. Handles
a) All handles and cylinders are to be complete with escutcheon and roses
respectively.
c) All roses and escutcheon are to have a snap on cover of not more than 4
mm in height.
g) All lever handles are to be incorporate radial needle bearings and not ball
bearings, which are to be in the roses. The needle-bearings, integrated in
the lever handles, are to be fixed rotating on a ground plate in stainless
steel and provided with the HESO fixing system.

c) All flush bolts used for fire doors are to be of approved type tested
together with fire doors.
d) Dust socket are to be provided for all bottom flush bolts, of spring type.
e) Extended flush bolts are to be used for doors exceeding 2150mm high
and the lever is not to be more than 1500mm from finished floor level.
7. Butt Hinge
c) The hinges are to be in full stainless steel materials i.e. all hinge metal
components to be of stainless steel materials, with modern flush tips, both
hinges and leaves swaged, full mortise with template screw hole
locations.
a) All double leaf fire-rated doors are to be provided with door coordinators.
b) All door coordinators are to be of slide channel type to ensure that one
door leaf (active) always closes after another leaf (inactive).
c) The slide channel is to be able to integrate with the specified door closer
to form a complete system.
d) The slide channel is to have overload release features to protect both the
door coordinator and the door set from damage.
g) The length of the slide channel is to be the full width of the fire-rated doors
as specified.

a) Exposed door closer is to be used for all fire-rated doors and concealed
door closers for the rest of doors.
b) All fire-rated doors are to be installed with door closers to meet relevant
authority requirements and tested together with the approved fire-rated
doors.
a) The exposed door closers are to be cam action with sharply dropping
opening moment.
c) To have delayed action and adjustable latching speed to ensure that door
is properly closed and latched.
f) To come with one size unit with spring power adjustment of closing
moment at 13, 18, 26 and 37 Nm with opening angle from 00 to 40.
g) All door closers are to be supplied with angle brackets for mounting on the
push or pull side of the doors.
i) The door closers are to be fitted with exposed door co-ordinators and to
have adjustable back-check to restrain door being flung open by force or
strong wind.
e) To come with one size unit with spring power adjustment of closing
moment at 13, 18, 26 and 37 Nm with opening angle from 00 to 40.

2.0 PRODUCTS
Subject to compliance with all requirements, including those stated under the
‘Performance’ article, the following door hardware items are to be supplied
and installed;
1. Lock Cases
Mortice privacy lock complete with indicator to Handicap Toilet and Baby Care
Roomis to be;
- Glutz Privacy Lock 4651 with 5380.4 indicator
- Or equivalent, to approval
Mortice lockcase with spring latch and deadbolt to all other type-F; S; T; and
AL doors
2. Handles
Type A2 – Lever handle with one arm fixed and the other arm active
Type B - Pull handle complete with 600mm x 200mm x 1.5mm thick satin
finish stainless steel plate with concealed fixing

9. Door restrainer
3.0 EXECUTION
a) The Contractor is to maintain and update records of all keys issued. The
updated records is to be submitted monthly during the construction and
the defect rectification during commissioning.
b) Any lock cylinders for which the key is lost, it is to be replaced with new
with there to be no claim for additional time or cost from the Contractor.
f) All keys are to be properly marked by engraving the key codes behind the
key bow.
g) All keys are to be tagged with round tag made of stainless steel material.
The data to be engraved onto the stainless steel tag should include the
key marking or code, and name and location of the key to the particular
room, especially for individual keys to individual rooms under the master
key system. All keys once tagged and marked are to be placed in suitable
steel key cabinets for handing over. The Contractor is to make provisions
to supply sufficient key cabinets during the handing-over of the keys.

b) Key cabinets are to come with detachable key hooks, which are to be
easily snapped into position in the cabinets.
