DEED OF ABSOLUTE SALE

OF UNDIVIDED SHARE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is executed by:

   EVELYN S. MAATA, of legal age, Filipino, and with residence at Tambisan,

ANDREW B. VILLAFLOR

ANDREW B. VILLAFLOR, of legal age, married to Ginafe P. Villaflor,


Filipino, and with residence at Purok 2, Magatas, Sibulan, Negros Oriental, Philippines,
hereinafter referred to as the VENDEE;

WITNESSETH-That:

WHEREAS, the VENDOR is the owner of the undivided share of RONILO S.


ONGUE and ROGELIO S. ONGUE, covered by Katibayan ng Orihinal na Titulo Blg.
FP-14568, situated at Tambisan, San Juan, Siquijor, consisting an area of ONE
HUNDRED SIXTY-SIX (166) SQUARE METERS, portion of the whole Lot known
as Lot 1125, by virtue of an EXTRAJUDICIAL SETTLEMENT AND SALE OF A
PORTION OF LAND recorded as Doc No. 476, Page No. 95, Book No. 46, Series of
2017, in the Notarial Registry of Michael V. Panzo;

Therefore, for and in consideration of the amount of ONE HUNDRED FIFTY
THOUSAND PESOS (P 150, 000.00), Philippine Currency, receipt of which is hereby
acknowledged by the VENDOR from the above-named VENDEE, the VENDOR hereby
SELL, CEDE, TRANSFER and CONVEY by way of absolute sale, her rights, share,
interests, and ownership over a portion of Lot No. 1125, which portion is known and
EVELYN S. MAATA

designated as Lot 1125-B, containing an area of ONE HUNDRED SIXTY-SIX (166)


SQUARE METERS, more or less, per Sketch Plan prepared by Rubilyn E. Maata, free
from all liens and encumbrances whatsoever;

That the above-described parcel of land sold is not tenanted and no provisions of
R.A. 6657 has been violated and that notice of preemption and/or redemption has been
given but no such pre-emptioner and/or redemptioner chose to exercise said rights with
Witnesses:

regards to this sale. Articles 1621 and 1623 of the New Civil Code of the Philippines are
hereby faithfully complied with and none of those concerned have expressed their options
within the prescribed period regarding the said sale;
