DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is entered and executed into by:

JUAN DE LA CRUZ married to MARIA DE LA CRUZ, of legal age, and resident of Sabang,
Lipa City, hereinafter referred to as the SELLER.
-AND-
PEDRO ILAGAN and TEKLA ILAGAN, Filipinos, of both legal age, and residents of San Isidro, Lipa
City, hereinafter known as the BUYER.

WITNESSETH:
WHEREAS, the SELLER is the registered owner of a parcel of agricultural land containing an
area of One Thousand Seven Hundred Thirty Seven (1,737) square meters, and particularly described as
follows:

17683-B, CSD-4A-002424 being N. 24 deg. 59’ E., 162.10m. from B.B.M. 96, Csd-218, Lipa Cadastre;
thence; N. 14 deg. 29’ W., 24.54m. to point 2; N. 71 deg. 57’E., 58.18m. to point 3; N. 72 deg. 40’ E.,
14.05m. to point 4; S. 18 deg. 04’ E., 23.15m. to point 5; S. 70 deg. 52’W., 75.77m. to point of beginning.

WHEREAS, all points referred to are indicated on the plan are marked on the ground as follows:
1&2 by PS. Cyl. cons. mons. and the rest by “Old Points”. Bounded on the SW., along lime 1-2 by Lot
17638-A, Csd-4A-002424; on the Nw., along line 2-3 by Lot 12962; on the NW., along lines 3-4-5 by Lot
17682; on the SE., along line 5-1 by Lot 12962 all of Cad-218, Lipa Cadastre.

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above
mentioned property for the amount of ONE MILLION PESOS (PHP 1,000,000.00).

THEREFORE, for and in consideration of the sum of ONE MILLION PESOS (PHP
1,000,000.00), hand paid by the buyer to the seller, the SELLER DO HEREBY SELL, TRANSFER,
AND CONVEY by the way of Absolute Sale unto the said BUYER , his heirs, assigns, and tranferees,
the above-described property, together with all improvements thereon, free from all liens and
encumbrances.

IN WITNESS WHEREOF, we have hereunto set our hands this day of 19th of September 2022 at Lipa
City, Batangas.
