DEED OF SALE OF A PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS:

I, PEDRO ILAGAN, married to TEKLA ILAGAN, both of legal ages, Filipino citizens, and
residents of San Isidro, Lipa City, for and in consideration of the sum of Five Hundred Thousand Pesos
(Php 500,000.00) Philippine currency, paid to me today by JUAN DE LA CRUZ, married to MARIA
DE LA CRUZ, Filipino citizens, both of legal ages, and with residence at Sabang Lipa City, does hereby
SELL, TRANSFER, AND CONVEY unto said spouses Juan de la Cruz and Maria de la Cruz, their
heirs and assigns, that parcel of land, together with the improvements thereon, situated in Lipa City,
Batangas, and more particularly described as follows:
