TENANCY AGREEMENT

LANDLADY: ERLENE FRANCIS

TENANT: AULICIO SECURITY INC.
PROPERTY ADDRESS: 92PREMNIRANGAN PLACE, PRASHAD NAGAR, GEORGETOWN, GUYANA.

1.RENTAL AMOUNT: TENANT agrees to pay to the LANDLADY the sum of $180,000 per one month from the month May,
2021. The rental amount will continue at the agreed sum of $180,000. The said rental payment shall be delivered by
TENANT to LANDLADY.

3. TERM: The said premises are rented for the period of 32 months. It expires on December 31, 2023.

4. INITIAL PAYMENT: The TENANT shall pay, upon the signing of this agreement, the first month rent of sum $180,000:
the said payment shall be made in the form of cash or manager’s cheque.

6. PAYMENT DATE FOR RENT: The TENANT shall pay the LANDLADY, the monthly rent on the 25 th day of every month.

7. UTILITIES: The TENANT shall pay for utilities and/or services supplied to the premises including electricity and water
rates.

8.’CONDITION OF PREMISES: The TENANT acknowledges that the said premises is in an uninhabitable condition the
TENANT agrees to service, repair and paint premises to TENANT satisfaction. The LANDLADY agrees to discount all costs
of work done on premises from the monthly rent.

9. DAMAGE: The TENANT shall use all appliances, fixtures and equipment in a safe manner and only for the purposes for
which they are intended and shall not litter, destroy, deface or damage or remove part of the dwelling unit, common
areas or grounds.

10. ALTERATIONS: The TENANT is allowed to make alterations to the said premises, including installing aerials Light
fixtures, air conditioning units and other items. LANDLADY is permitted to make all alterations, repairs and maintenance
that in LANDLADY’S judgement is necessary to perform.

11: LANDLADY RIGHT OF ENTRY: The LANDLADY may enter and inspect the premises during the normal business hours
and upon reasonable advance notice of at least 24 hours to TENANT.

12. REPAIRS BY LANDLADY: Where servicing/repair is required, it shall be the responsibility of the LANDLADY. The
TENANT must notify the LANDLADY stating what item needs servicing or repair.

13. TERMATION OF RENTAL AGREEMENT: This Tenancy is terminated at the end of its term, upon either party serving
the other party with a 30-day notice.

14. PERSONAL PROPERTY OF TENANT: Once tenant vacate the premises, all personal property of the tenant which is in
the said premises shall be stored by the LANDLADY for 6 (Six) months.

15.ENTIRE AGREEMENT: The parties acknowledge they have read and understood this Agreement.
