What is green building?
A Green building focuses on increasing the efficiency
of resource such as; Energy, water, and materials while
reducing building impact on human health and the
environment during the building’s lifecycle, through
better siting, design, construction, operation, maintenance,
and removal.
The Nature of Green Building
Often referred to as:
“high-performance buildings or sustainable buildings, structures that genuinely earn such labels are designed,
built and managed with a greater emphasis on protecting the environment than conventional practices”

Objectives
Green buildings
are designed to
reduce the
overall impact of
the built
environment on
human health
and the natural
environment.
Green buildings will increase the cost of a development project:

“A normal "green" certification will increase the cost of a

development project by anywhere between zero and three per
cent; silver (one and five per cent); gold (three and eight per
cent); and platinum five and 10 per cent).”

Green building practices can:

 Reduce a building’s operating costs by as much as 9 percent;

 Increase building values by 7.5 percent; and
 Increase 6.6 percent in return on investment.

Green Building Rating Tools
Some of the major building environmental
assessment tools currently in use include:

United States : LEED

United Kingdom : BREEAM
Canada : LEED Canada
Australia : Green Star
New Zealand : Green Star NZ
Japan : CASBEE
Singapore : Green Mark
Malaysia : GBI Malaysia
Thailand : TREES
Vietnam : LOTUS
GBI Classification

Categories of Green Building Index (GBI) rating:

3. Sustainable Site
1. Energy Efficiency Planning & Management

5. Water Efficiency

6. Innovation

4. Materials & Resources

2. Indoor Environment Quality
1. Energy Efficiency (EE)

Improve energy consumption by optimising building orientation,

minimizing solar heat gain through the building envelope, harvesting
natural lighting, adopting the best practices in building services
including use of renewable energy, and ensuring proper testing,
commissioning and sustainable regular maintenance.
EE Design Strategies: Building orientation
EE Design Strategies: Minimizing Solar Heat Gain
• Minimizing solar heat gain by tilting the building facade
EE Design Strategies: Minimizing Solar Heat Gain
• Sun Control and Shading Devices
EE Design Strategies: Double Glazed Windows
EE Design Strategies: Harvesting Natural Lighting
• Light shelf
EE Design Strategies: Renewable Energy
2. Indoor Environmental Quality (EQ)

Achieve good indoor environmental performance in indoor air quality,

acoustic, visual and thermal comfort. These will involve the use of low
volatile organic compound materials, application of quality air
filtration, proper control of air temperature, movement and humidity.
EQ Design Strategies: Indoor Air Pollutants

• Use low volatile organic compound materials - paint and coating, waterproofing,
sealants and adhesive.
EQ Design Strategies: No Smoking In The Building

3. Sustainable Site Planning & Management (SM)

Selecting appropriate sites with planned access to public transportation,

community services, open spaces and landscaping.
Avoiding and conserving environmentally sensitive areas through the
redevelopment of existing sites and brownfields. Implementing proper
construction management, storm water management and reducing
the strain on existing infrastructure capacity.

4. Materials & Resources (MR)

Promote the use of environmental-friendly materials sourced from

sustainable sources and recycling. Implement proper construction waste
management with storage, collection and re-use of recyclables and
construction formwork and waste.
MR Design Strategies: Recycle
5. Water Efficiency (WE)

Rainwater harvesting, water recycling and water-efficient fittings.

WE Design Strategies: Rainwater
Harvesting

Encourage rainwater harvesting that will lead to reduction in potable water consumption
WE Design Strategies: Water Recycling

WE Design Strategies: Water Efficient Fittings

Encourage reduction in
potable water
consumption through use
of efficient devices:
• Basin taps
• Flushing cisterns
• Showerheads, taps
• Sink taps
• All other water fittings
WE Design Strategies: Water Efficient Fittings

Encourage the design
