1. KONKAN AS A LOCATION ON BUSINESS


Konkan division, also called the Konkan Coast or Karavali is the name given to a stretch of rugged
western coastline of India from Raigad to Mangalore. The division comprises of 7 districts. The
word Konkan means corner (kona) and piece/part of earth (kana).

1.1. RESOURCES AVAILABLE


• Konkan is well known for its natural beauty and that’s the reason the region is referred as
naturally gifted. Konkan's greenery, coconut trees, beautiful virgin beaches, waterfalls,
mountains and lush green valleys will definitely provide a rich and pleasant experience for
the traveler.
• Most of the district area is covered by dense rain forest, and are suitable for habitant of
wild animals.
• The warm and humid climatic conditions are quite favorable for Horticulture, e.g. Mangoes,
Kokam, Cashew Nuts, Coconuts, Strawberry, etc. Even Rubber and cotton plantation is
successfully practiced in some areas.
• There are two major cropping seasons the Kharif (monsoon) and Rabi (winter). Some of
the crops here are conventionally grown in Konkan region. Cereals like rice, jowar, maize,
ragi, kodra, vari, cotton, etc; Pulses like gram, mung, tur, udid, kulthi, wal, chawali, etc;
Condiments and Spices like betel nuts, coriander, chilies, clove, nutmeg, black pepper,
etc. and other oilseeds.
• Minerals like china clay, Chromite, Bauxite, Graphite, Mica, Iron ore, Mangenese ore,
Granite, Steatite, etc. are also found in this region.
• Various herbs and medicinal plants are also found in the forest near the western ghats.
• Three major soil types found in South Konkan region:
o Laterite and lateritic soils
o Coastal alluvial soil
o Coastal saline soil

1.3. EXISTING INFRASTRUCTURE


1.3.1.ROAD CONNECTIVITY
• The Konkan can be reached by road without much hassle on the part of the tourists
as the place is connected to the other parts of the country very well. There are
many options that can be availed by the visitors.
• The division is well connected by roads with other major cities like Mumbai, Pune,
Nashik, etc.
• Three main highways that run parallel to the Konkan Coastline, all the way from
Mumbai to Goa are NH66 aka Mumbai-Goa Highway, NH48 aka Mumbai-Bangalore
Highway and SH4 which is Konkan Coastal road that runs along Konkan coastline
from Alibaugh to Goa.

1.3.2.RAIL CONNECTIVITY
• In 'Konkan railway' - the rail route that connects Mumbai (Bombay) with the entire
western coast of India. 741km long Konkan railway travels through the states of
Maharashtra, Goa and Karnataka, starting just after the Roha railway station (75
km south of Panvel in the suburbs of Mumbai) in Maharashtra and ending at the
Thokur railway station near Mangalore in southern Karnataka.
• There are fifty-six stations on the entire line. Although the route is currently a single
line, KR and South Western Railway lines run parallel from Majorda to Margao in
Goa, making that section a double line.
• Work on doubling of the 46-km stretch between Roha and Veer is expected to
complete soon.

• Electrification of the entire Konkan Railway route is in progress at an estimated


cost ₹1,100 crore, and will be completed by December, 2020.
• Konkan Railway Corporation Ltd is planning to complete the construction of 10 new
stations, including two in Karnataka.
• Kankavali railway station (Sindhudurg) is also a major train station within the
Konkan region which is 49 Km away from the main tourist area. Another well-
accessible railway station is at Nandgaon railway station at a distance of 42 Km.
• Also, RORO (Roll on-Roll off) train services in Konkan has been resounding success.
Here, loaded trucks are directy carried by railway wagons to their destinations. It
has reduced the number of accidents pollution and time taken.

1.3.3.AIR CONNECTIVITY
• Sindhudurg Chipi airport is has become operational making it the first in coastal
Konkan region.
• Lokmanya Bal Gangadhar Tilak Ratnagiri Airport in Mirjole, Ratnagiri is expected to
be operational soon.
• The closest air terminal to the Konkan region is at Dabolim in the popular beach
destination of Goa. One can also land at the Mumbai International airport or Pune
international airport and then travel by road or rail to the desired destination.
• Apart from that, there is Navi Mumbai International Airport too nearby the Konkan
division.
• Aurum Venture, which is building a 5 million sq ft IT park called Q PARĆ at Ghansoli
in Navi Mumbai
• K Raheja Corp, which is one of the largest commercial office developers in the
region and operates three IT parks under the Mindspace and Gigaplex brands, is
adding 2-3 million sq. ft to its portfolio.
• More than 70 large IT and financial companies, including Accenture, L&T Infotech,
Capgemini, UBS and Axis Bank, operate out of these parks.
• List of IT parks in Navi Mumbai: Sigma IT park, Vishwaroop IT park, Millennium
Business Park, Airoli Knowledge Park, International Technology Centre (ITC) Park.

1.3.4. WATER AND PORT CONNECTIVITY


• A roll-on-roll-off ship—popularly called RoRo—which can accommodate cars and
private buses, is likely to be launched between the Mumbai Port Trust (MbPT) and
Mandwa/Dighi soon.
• The Ro-Ro will have space for 10 buses, 40 cars and 250 passengers and reduce
the journey to an hour.

• The Water Transport Authority has started Ferry services across the coastal region-
to Konkan from Mumbai, available from Bhaucha Dhakka – Ferry Wharf to Deghi,
Dabhol, Jaigad, Harne, Srivardhan, Ratnagiri, Jaitapur, VijayDurg, Malvan,
Vengurle.
• Konkan division is connected to various ports which are used for export-import are:
JNPT, Mumbai Port Trust, Dighi Port, Jaigad Port, Mandava.

1.3.5.HOSPITALS
• In the southern districts of Konkan region, medical care is basic in many areas.
• There are equipment, good buildings and huge number of beds but medical
specialists resist to work in the districts of Konkan region (Ratnagiri, Raigarh,
Sindhudurg) due to low income and other health crisis.
• The northern parts (Mumbai city, Mumbai suburban, Thane) of Konkan region,
though, has better healthcare centers and hospitals with specialists’ doctors
available.

2. GEOGRAPHY AS A MARKET

2.1. GEOGRAPHICAL OVERVIEW


Konkan Region is one of six administrative divisions of Maharashtra State in India. It is
the west division in the state, with an administrative headquarters in the city of Mumbai.
Konkan is a coastal strip of land which covers an area of about 30,746 sq. km. It is
bounded by the Western Ghats mountain range (also known as Sahyadri) in the east, the
Arabian Sea in the west, the Daman Ganga River in the north and the Gangavalli River in
the south. Maharashtra’s 720-km coastline and the adjoining area or 'Konkan' as it is
called, extends from Dahanu in the north up to Goa in south. It covers six maritime
districts namely Mumbai, Thane, Raigad, Ratnagiri, Sindhudurg and Palghar. Konkan is
well known for its natural beauty and is fast emerging as a favorite tourist destination.
Upper coast Thane and Raigad is known as North Konkan and lower coast Ratnagiri and
Sindhudurg is known as South Konkan.

2.2.2. RELIGIONS
• People living in Konkan region are mostly known as Konkanis.

• Main religions followed in Konkan region are: Hinduism, Christianity, Islam, Buddhism.

• Some of the Main Festivals celebrated in the Konkan area are: Diwali, Dassera, Gudh Padwa,
Ganesh Chaturthi, Narali poornima, Holi, Nag Panchami and Makar Sankranti.

2.3. ECONOMICAL OVERVIEW


2.3.1.AGRICULTURE AND FARMING
➢ Agriculture, farming, fishing, tourism, etc. contribute most to the economic
development of the Konkan division. Around 4384.54 sq. km of area in Konkan is under
irrigation.
➢ Endowed with laterite as well as alluvial soil, vegetables, millets and pulses are grown
in winter. In addition to these, Manga bamboo is being increasingly cultivated.
➢ Along with fruits, vegetable and cereals, various spices and nuts are also grown in
Konkan during suitable weather conditions.
➢ The estimated Gross Domestic Product (GDP) of Konkan region is Rs 6,73,657 crore
($94 billion). Konkan division accounts for 41% of Maharashtra’s GSDP.
➢ As a state, Konkan would be richer than West Bengal, Telangana and Rajasthan and
rank alongside countries like Cuba and have a GDP more than neighboring Sri Lanka.
➢ Maharashtra Industrial Policy-2019 has been launched to make the State global
investment, manufacturing and technology hub.
➢ Mukhya Mantri Saur Krushi Pump Yojana is being implemented in the State since
November, 2018. Under the scheme a target has been set for commissioning of One
Lakh Solar agriculture pumps in next three years.
➢ High Voltage Distribution System has been launched in May, 2018 with project cost of
` 5,048 crore for providing connections to about 2.49 lakh agriculture pumps.

2.3.2. EDUCATION
➢ Ratnagiri and Sindhudurg are part of Konkan Divisional Board. The number of schools
and junior colleges in Konkan division is less as compared to other divisions. There are
173 HSC colleges in this division.
➢ Apart from Mumbai, Konkan division has colleges offering specialization in various
fields such as pharmacy, fishery, farming, forestry and agriculture. Other colleges offer
medical, engineering and business degrees. Most of these colleges are affiliated to
university of Mumbai.

➢ People mostly prefer shifting to metropolitan cities for higher education because of lack
of better educational facilities in Konkan.

2.3.3. TOURISM
➢ Due to its natural and scenic beauty, beaches, coastal and marine areas, forts, forests,
wildlife sanctuaries, temples, etc., tourism sector contributes the most in the economy
of Konkan division.
➢ Government of Maharashtra has decided to develop tourist jetties in order to boost the
development of coastal tourism infrastructure.
➢ The Alibag, Nagaon, Kashid, Kihim, Revdanda, Murud, Srivardhan, Harihareshwar,
Bagmandla, Diveagar, Kelshi, Karde (Murud), Guhagar, Velneshwar, Hedvi,
Ganpatipule, Bhandarpule, Ratnagiri, Bhatye, Malvan, Tarkarli are various beautiful
beaches that can be found in the Konkan Division.
➢ In the Sahyadri Mountain and Konkan region, there are more than 100 forts are
located.
➢ The major temples of the Konkan region include Pavas, Parshuram, Chandikadevi
(Dabhol), Ganga, Dhutpapeshwar, Kunkeshwar, Redi Ganpati, Marleshwar etc.
➢ The rivers of the Konkan are short in length and have water during rainy season only.
Hence, waterfalls are active during rainy season and that attracts to the tourists
towards the region.
➢ Konkan region has the strength and opportunities for the sustainable tourism
development and no doubt, it will overcome on the weaknesses and threats of the
region.

2.3.4. ADMINISTRATION
➢ The Divisional Commissioner Konkan is the chief controlling Revenue Authority of the
Konkan Division of Maharashtra.
➢ He is the revenue head of Konkan Division and the controlling and supervising
Administrator of the Collectorates and Zilla Parishads in the District.
➢ He is also the Ex-Officio Regional Director of Municipal Administration and he controls
the Administration of Municipal Councils.
➢ The Divisional Commissioner discharges his work with the help of Additional
Commissioner and Deputy Commissioners by assigning various subjects to each of
them.

➢ Maharashtra Industrial Development Corporation (MIDC) is a Government of
Maharashtra State body that looks after development of industrial belt in Maharashtra.
➢ The following are 9 Industrial area developed by MIDC in Konkan region:
o Mahad industrial area.
o Roha industrial area.
o Usar industrial area.
o Chiplun (Gane-Khadpoli) industrial area.
o Chiplun (Pohali / Kherdi) industrial area.

➢ There are total of 39269 MSMEs in Konkan Division excluding Mumbai.
➢ Thane district is industrially developed district. As it is very near to International
market city like Mumbai, all infrastructural facilities like Water, Electricity, State &
National Highway, Railways are available in the district.

2.3.6. POWER STATIONS


➢ Tarapur Atomic Power Station (T.A.P.S.) is located in Tarapur, Palghar, India. It was
the first commercial nuclear power station built in India.
➢ Jaitapur Nuclear Power Project is a proposed nuclear power plant in India. If built, it
would be the largest nuclear power generating station in the world by net generation
capacity, at 9,900 MW. The power project is proposed by Nuclear Power Corporation
of India (NPCIL) and would be built at Madban village of Ratnagiri district in
Maharashtra.

2.3.7. MANUFACTURING
➢ Konkan is a great area having a huge potential in terms of Industry, Tourism, Fruits
and horticulture, Minerals, Fisheries etc. It is very strategically located between
Mumbai the commercial capital of India and Goa the great tourism destination.
