AGREEMENT FOR LEASE

THIS AGREEMENT FOR LEASE made on this 20 t h day of


July, Two Thousand Twenty One (2021).

BETWEEN

MR. ………………………….. , son of Mr. ………………………., by faith –


Hindu, by nationality – Indian, residing at …………………. ( hereinafter
called and referred to as the “LESSOR”)

AND

……………………….., (PAN NO- …………………….) a company


incorporated under the laws of India having its Registered office at –
………………………………. , being represented by company director
Mr……………………, ( PAN No …………… ( DIN NO – …………..) S/o Mr.
……………………………, Residing at …………………………, hereinafter
called and referred to as the “LESSEE” (which expression shall
unless excluded by or repugnant to the context be deemed to
mean and include his heirs, executors, administrators,
representatives and assigns) of the OTHER PART.

Whereas the Lessor MR.SHUBHENJIT CHAUDHURI is the owner of


a Residential Flat No. …………. on the 9th floor in the building
known as Tower-… and situated at ………………., Plot No –
……………….

Whereas the said Flat has a carpet area of 117.71 sq.mt. more or
less and has (03) Three Bedrooms (03) Three toilet rooms, Two
toilets are attached with bedroom & one toilet is common,
(01)One kitchen with service balcony, (01) one Living & Dining
Area, (01) One Store Room and (02) Two balconies. It belongs to
and is in possession of the Lessor as a member of the said society.

And Whereas the Lessor has agreed to grant for Lease Agreement to
the Lessee for the occupation and use of the said Completely
Furnished Flat on the following terms and conditions agreed to
Between the Parties Hereto.

Now It Is Agreed By And Between The Parties Hereto As


Follows:-

1. The Lessor hereby grants for Lease agreement to the Lessee to


occupy and use the said Flat (hereinafter referred to as the Leased
Premises) for a period of 11 month from 20th July 2021 to 19th June
2022, the date hereof for the residence and for no other purpose.

2. The Lessee shall pay to the Lessor a sum of Rs. ……………….. per
month as Lease fee including maintenance to be paid in advance for
each month on or before the 20th day of each month.

3. Lessor does hereby lease unto Lessee, and Lessee does hereby
rent from Lessor, Apartment Number ………, Tower-…., located at
…………………………………………. together with all furnishings and
appliances located therein, hereinafter “contents”, listed on the
schedule of furniture and appliances attached hereto as (ANNEXTURE
“A”).

4. Lessee shall also pay unto Lessor as a deposit, the sum of


Rs……………………) upon the execution of this lease to be held by
Lessor for any damages to the leased premises, or to the contents
therein, during the term of this lease, or upon the expiration of this
lease, ordinary wear and tear excepted. In case of any damages of the
apartment, fitting and furnishings (Refer ANNEXURE “A”), the
licensors will have every right to claim demurrage (replacement value
of the damage) for the same or deduct from the non-interest
bearing security deposit. Security Deposit Should be refunded at
the time of vacating the SAID APARTMENT after adjustment of dues
and demurrage to property or furnishings, if any. The non interest
bearing security deposit has to be paid before occupation of the said
apartment.

5. The lessee can terminate this agreement any time after serving Two
(02) months notice. The lessee wants to vacate the apartment before
the expiry of agreement period as stated herein, he will provide Two
(02) month notice in writing to the lessor and accordingly if lessor
want to terminate this agreement prior to the expiry of the period they
have to follow the similar condition of giving notice for Two
(02)months. In case of any breach of agreement by the licensee, the
licensee must vacate the flat immediately paying dues to the
lessor.

6. Lessor, or his representative, shall have the right to enter the leased
premises at all reasonable times for the purpose of inspecting the
same, and/or showing the same to prospective tenants or purchasers,
and to make such reasonable repairs and alterations as may be
deemed necessary by Lessor for the preservation of the leased
premised or the building, and to remove any alterations, additions,
fixtures, and any other objects which may be affixed or erected in
violation of the terms of this agreement.

7. Lessee shall not have the right or power to transfer, assign or


sublease this lease or any provision thereof without the express
written consent of the Lessor.

8. It is agreed and understood that all covenants of this lease shall


succeed to and be binding upon the respective heirs, executors,
administrators, successors and assigns of the parties hereto, but
nothing contained herein shall be construed so as to allow the
Lessee to transfer or assign this lease in violation of any term hereof.

9. That the Lessee/Tenant Shall not store/Keep any offensive,


dangerous, explosive or highly Inflammable articles in the said
premises and shall not use the same for any unlawful activities.

10. That both the parties have read over and understood all the
contents of this agreement and have signed the same without any
force or pressure from any side.
SCHEDULE OF THE PROPERTY

ALL THAT piece or parcel of a residential flat (including electrical goods


and articles and moveable or immoveable goods and articles attached
to the flat), being flat at TOWER-…, Apartment No. … … … … … …
situated at ………………….. admeasuring 117.71 square meters.
Carpet area more or less, consisting of 3 bed rooms, 2 balconies,
1Living & Dining Area, 1Store Room, 1kitchen, 3 toilets, lying and
