Subject of discussion: Proposal by Kan (Kan India realtors Pvt Ltd) to represent Damji Shamji Shah
for Sales of Mahavir Springs in Thane (W).

For the purpose of brevity Kan Homes India Private Ltd is referred to as Kan.

1. Kan proposed to represent Damji Shamji Shah for their Sales and Lead generation for
their project Mahavir Springs in Thane (W).

2. The duration of the MOU will be 2 Months.

3. Kan will target and achieve 20 Units of Net Sales for project of Damji Shamji Shah in Thane
(W).

4. Kan will promote Damji Shamji Project through SMS,E-mailers,Digital Marketing, Tele Calling
and other various mediums to generate Walk-ins as per the TG for Mahavir Springs and bring
Qualified Customers to the Site for Closure.

5. Damji Shamji will supply all print related documents i.e. Brochures I Pamphlets I Invitation
Cards and sale related documents.

6. Damji Shamji will share the availability and inventory as and when required.

7. Mr.Pravin Singh from GUARDIANS will be our one point contact.

8. Damji Shamji Shah group agrees to pay 3 Lakhs as Advance Brokerage to Kan.

9. .Damji Shamji Shah will pay the Advance Brokerage of 3 Lakhs in 1 instalments to Kan.

10. Kan proposed to represent Damji Shamji Shah for their Sales and Lead generation for
their project Mahavir Springs in Thane (W).

11. The duration of the MOU will be 2 Months.

12. Kan will target and achieve 20 Units of Net Sales for project of Damji Shamji Shah in Thane
(W).

17. Damji Shamji Shah group agrees to pay 3 Lakhs as Advance Brokerage to Kan.

18. .Damji Shamji Shah will pay the Advance Brokerage of 3 Lakhs in 1 instalments to Kan.

19. Kan would require additional support if available apart from the advance Brokerage: Assitance for
Residential and Outdoor Activities.

20. TheBrokerage Kan proposes 0.25%additional abovethe brokerage slab given by the developer once
they achieve the target of 20 Net Sales from project of Damji Shamji Shah in Thane(W).

21. In the event of not reaching the targets Kan will not be entitled to the marketing support and the
advance received for marketing would be considered as advance payment which would be deducted
from the 'actual sales achieved during this duration.

22. In case at the End of The Tenure Kan fails to get any Sales,Kan will refund 100% of the amount paid
to them in 30 days from the End of The Tenure.

23. The MOU will not be revocable from both sides till the completion of the period.

24. All the collaterals will be shared with Damji Shamji Shah for final confirmation.

25. The timelines start from the date both parties agree on the agreed terms and Kan receives the1st
Payment on ( 2 8 / 0 1 / 2 0 2 0 ) .

Kan will deploy the following in 2 days of receiving the Payment.

1. 18 Lakhs/ Whats App,Smses on transactional mode.

2. Digital Spend specific to Damji Shamji Shah project Mahavir Springs in Thane (W).
