DEED OF TENANCY AGREEMENT

This Deed of Agreement made is made on this the 1 st day of June 2022 at
Guwahati.

BETWEEN
SRI DIPU DAS, son of Late DUKHU DAS, aged about 45 years and SANJAY
KUMAR DAS, age about 46 years, a resident of Village Uzanbazer, Jahaj Ghat, B.C
Road, P.S.- Latasil, P.O.- Uzanbazar, Guwahati- 1 in the district of Kamrup(M),
Assam hereinafter referred to as the FIRST PARTY/LAND LORD/OWNER (which
expression shall until and unless repugnant to the context shall mean and include
his, heirs, successors, legal representatives, attorney and assignee) of the ONE
PART.

AND
SHRI SANJAY THAKUR, S/o SRI R.B THAKUR, aged about 33
years, by religion Hindu, by profession Business, a permanent resident of village
Forkating Loco colony, in the District of Golaghat, Assam hereinafter referred to
as the SECOND PARTY/TENANT (Which expression Shell until And unless
repugnant to the contaxt shall mean and include his, heirs, successors, legal
representatives, attorny and assignee) of the OTHER PART.

WHEREAS, the FIRST PARTY/LANDLORD/OWNER is the absolute owner possessor of a
SHOP (measuring about 10ft. x 8 ft. (80sq.ft.) at near Uzanbazar, Guwahati specially mentioned
in the schedule appended below and after referred to as the Schedule tenanted SHOP

The FIRST PARTY intends to give the aforesaid shop on monthly rent for his
Business to the SECOND PARTY, and the owner has agreed to let out the same as such is
necessary in writing the terms and conditions as follow:

NOW THIS AGREEMENT IS WITNESSTH AS FOLLOWS:


1. That the monthly rent is fixed at Rs. 2800/– (Rupees Two Thousand Eight Hundred)
only per month.
2. That the period of tendency Is fixed for 18 (Eighteen) months will affect from 1 st day
of July 2022.
3. That the Second party pay has paid in advance of Rs. 50000 (Rupees Fifty Thousand)
only to the First Party against the monthly rent of this tenancy period.
4. That the Second Party will liable for electricity bills of the tenanted premises.
5. That the second party shall not sublet the seats shop and no permanent
construction will be done during the period without the prior permission from the
First Party.

SCHEDULE OF THE TENANTED AREA


A.R.C.C. Building First Floor at Uzanbazar, H.R.H. Road, Guwahati- 1, P.S>-Latasil, Room
measuring 10ft. x 8 ft. As Business purpose “Salon Shop” within District of Kamrup(M),
Assam.

IN WITNESSES WHEREOF both the parties have subscribed their hands and seal
one the day, month and year first written above in presence of the following witnesses.
