Project Background:

The municipality of Bauan is one of the 1st class municipalities in the province of
Batangas. It has a total land area of 5331 hectares which constitutes 1.71% of Batangas’s
total area. This whole municipality is composed of 40 barangays which includes Brgy.
Manghinao Proper. The said barangay is the highly populated with a population of 10,789
as of 2015 census. According to the 2015 census the municipality has a total population of
91,279. The derived total annual population growth rate in the municipality is 2.22%.
Increase in population brings about increase in households. Increase in households
requires new dwelling or housing units to provide shelter to each household or family.
Projected requirements in the housing sector constitute the demand for housing
within the planning period. Demand for housing consist of housing units needed due to
increase in population or formation of new households and backlogs consisting of doubled-
up households and units for replacements caused by 5 % loss in housing units made of
mixed and light construction materials.
One of the goals of Housing Service Sector is to evolve and nurture livable, humane
and sustainable communities with adequate housing services and facilities. The primary
goal of this project is to provide housing services to majority of the middle- and low-
income population. It has lot allotment area of 7,252 sq. meters for the said project.
 Based on Municipal Planning and Development Office of Bauan, Batangas, the
proposed Design of Vertical Socialized Housing Project is included in their Municipal
Development Plan. The proposed project in Brgy. Manghinao Proper, Bauan, Batangas
includes the construction of the following:
