BETWEEN

MR. RAJEEV BANSAL S/O MR. RAM SAR.UP BANSAL R/O 303-C, Pocket-2,
MayurVihar Phase-1. Delhi -110091 hereinafter called.the Landlord/ First Party.

AND

MR. GAUTAM GUNJAN S/O MR. BIRENDRA KUMAR SINHA R / O


Lakhibagh, Jagdish Nikunj, Buniyad Ganj, Manpur, Dist. Gaya, Bihar -823003 hereinafter
called the Tenant/ Second Party.

The Landlord / First Party is the legal and absolute owner of the Flat No. 702, in Tower No.
14, Lotus Boulevard, Sector-100, Noida, Gautam Budh Nagar, Uttar Pradesh
(hereinafter called the said premises).

And Now Landlord / First Party has agreed a let out to the on rent and the second
party/Tenant has agreed to take over the said premises on rent for the period of 11 months.

New the first pru1y and second party both have mutually agreed to sign and execute this Rent
Agreement as follows

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:

1. That the monthly rent of the said premises has been fixed at Rs. 22,000/- (Rupees Twenty
Two Thousand Only) per month and the same will be paid by the Tenant/second party to
Landlord / First Party by Cash/Cheque on or before 7 day of each English calendar month in
advance.

2 In case if there is my demand of the maintenance charges of the said premises from the
Facility Management-of the society or RWA the same will be paid by the Tenant directly to
the concerned department/authority and this an10unt will be in addition to the above
mentioned monthly rent.

3. That the security amount of Rs.35,000/- (Rupees Thirty Five Thousand only) already
deposited by the Tenant /Second Party without any interest thereon the Landlord / First Party
and the same shall be returned by the Landlord / First Party to the Tenant/ Second Party if the
if the time of vacating the said premises after adjustment of outstanding of any towards the
said premises under his/her tenancy and toward damage to any fittings/fixtures.

4. That this deed is for a period of 11 months w.e.f. 01/12/2022 to 31/07/2023. The deed
can be renewed after 11 months to subject to revision of rent with the increase of 10% of
above mentioned monthly rent or as per market rate prevailing at that time and mutually
agreed upon by both the parties

5 That the Tenant /second party shall use the said premise for residential purpose only and
shall not carry my illegal activities in the said premises.

6 That the electricity, Gas tmd water, maintenance and society charges will be borne by the
Tenant/ second Party and the same shall be paid in time 10 the concerned Authority by the
tenant / second party as agreed. The Tenant /secund panty is supposed to maintain the
record of the same for verification and handover the original receipt to the First Party.

7 That thL· Landlord/First Pruiy shall pay all the taxes such as property tax, house tax as are or
may hereinafter be amassed by the local authorities or any other concern authorities. or
any other concern authorities, in respect of the premises in question.

8 That the tenant/ second party shall keeps the demised premise neat and clean to liable
condition and shall be responsible for proper maintenance of sanitary and electric fittings
and fixtures.

9 That the lessee shall not carry out any permanent or temporary real structural additions or
alteration to the Flat/ Building Layout.

10 That the Lessor has provided I covered car park for exclusive use of the Lessee beating
Packing No. LBNOC0-971.

11 That the Lessor/Lessee shall be at liberty to revoke the present lease at any time by
serving cash one month advance notice in writing or by paying one month rent in lieu thereof.

12. That in accordance with the requirement of law, the lessi;:e shall have the police
verification and produce documents for satisfaction of said authority.

13. In case the lessee drops the tenancy within 6 months of start of Lease, then the security
amount would be forfeited. The Lessor will have to reimburse 2 months rent to the Lesse in
case Lessee asked to vacate the premises before completion of 6 months from the start of
lease agreement, in case Tenant vocating the Flat with one month prior notice All past
dated advance rent cheque with the owner shall he cancelled.

14. That the Lessor/Lessee shall be at liberty to revoke the present lease at any time after 6
months lock in period by serving one month, noin writing or by paying one month rent ill
lieu thereof.

17. That it is mutually agreed upon that if (for whatsoever reason) any of the parties want to vacate
the premises before the expiry of this agreement period, one month notice in written will be
given to the other party and the right to immediate possession will be unchangenble in any
court'of law as mutually agreed.

18. That the landlord/first party will have the right to inspect the said premises with prior
approval of the tenant/ second party.

19. That the both parties will be bound with the terms and condition of this Rent
Agreement.
