Qualifications Competencies
Bachelor’s in civil engineering and PG in Construction Good Communication Skills
Management / Real Estate from NIMCAR/RICS Problem Solving ability
MS Office expertise
Experience: Proficient in MSP / Primavera
Minimum 2 years’ after graduation experience in Site
Execution, Bill Certification, Budgeting, Planning &
Scheduling in Real Estate sector.

Preferred from Consulting Firm, IPCs, Real Estate Advisory Firms / Real Estate Developers
 Strong interpersonal and organizational skills  Requires high level analytical and quantitative
 Strong project management skills skills
 Team player and people skills  Ability to comprehend, analyze, and interpret
 Experience in Indian Real Estate sector the complex business documents
 Ability to respond effectively to sensitive
issues
Job Summary

Technical Due Diligence and Monitoring

 Understanding on State/City development regulations and government compliance/approvals required


for residential, Commercial and township projects.
 Understanding of building approval processes and timelines, applicable FAR / FSI understanding.
 Ability to prepare BOQ level estimation of quantity and rate analysis
 Review and prepare head wise project budget, cost incurred and cost to complete for all the direct and
indirect costs of the project.
 Review and prepare the overall project schedule
 Track and monitor overall project progress and highlight any scheduling risks/delay.
 Carry out physical site inspections to source primary information and summarize the findings and
examinations.
 Review of bill certification for the cost incurred under the different budget heads and update CTC to
track budget against actual to avoid cost overrun.
 Review quality & HSE procedures & SOP’s and to highlight any non-compliances.
 Conduct review meetings at site to analyse the issues faced and resolution of the same
 Review Contracts/WO/PO of contractors and materials vendors to ensure the rates are in line with
market rate.
 Review sales MIS, Collections, and demands raised as per the payment plan and analyse sales
projections and collection against demands sent to customers
 Ability to prepare project level cashflow for construction and other expenses
 Basic financial and commercial know how. Ability to review and analyse basic banking and accounting
records
 The candidate shall largely be involved in execution of assignments, coordination with other consultants
(if any), account management during duration of the assignment, ensuring the deliverable quality and
process management.
