LEASE DEED

THIS INDENTURE ON THIS 10th day of March 2014 between _________________


residing at _______________________________________________, Hereinafter referred as the
LESSOR (which term shall unless repugnant to the context mean and include his heirs, legal
representatives, assigns and administrators) of the ONE PART:

UCO BANK a body corporate constituted under the BANKING COMPANIES (Acquisition and
Transfer on undertakings) Act, 1970 and having its Head Office at 10 B.T.M. Sarani Calcutta-
700 001 & Branch Office at

____ hereinafter referred to as the LESSEE (which term shall unless repugnant to the context
mean and include his successors-in.
Where the Lessor is the absolute owner and in possession of immovable property bearing more
fully described in the Schedule hereunder and hereinafter to as Schedule property.

AND WHEREAS the Lessor is desirous of giving on lease and the Lessee is desirous of taking
on lease the schedule property on the terms and conditions hereafter contained.

WITNESSETH AS FOLLOWS;

1. The Lessor shall lease and the Lessee shall take on lease the property on the terms and
conditions hereinafter concerned.
2. The lease agreement in respect of aforesaid premises shall commence from the 1 st of
March 2014 and shall be in force for a period of 11 (Eleven) months and can be renewed
further for a period of 2 years. The rent payable is Rs.________________/- per month.
3. The rent shall be paid by the lessee in the form of Cheque/bank transfer payable at
Bellary on or before 5th of each month such payment representing the rent payable for the
month.
4. Charges for electricity consumed in the schedule property shall be borne and paid by the
Lessee.
5. The Lessee shall not sub-let the schedule property or part with possession or occupation
thereof or transfer or assign the tenancy rights in favor of any one else except as hereafter
stated.
6. The Lessor shall bear and pay the property taxes, rates and cess etc. payable to the
corporation of the City of in respect of the schedule property as also any increases
therein.
7. The lessee shall not make any structural additions in the schedule property.
8. The Lessee shall keep and maintain the schedule property in good condition. The repairs
are to be done and expenses to be borne by Lessor. On expiry of the lease period the
Lessee shall quit and deliver vacant possession to the Lessor.
9. The Lessor or his authorized agent shall after due notice and during day time, be entitled
to enter upon the schedule property and inspect the same to satisfy themselves that the
schedule property is used in accordance with the terms of the lease.
10. The Lessor covenant with the lessee that the Lessee on paying the rent hereby reserved
shall be entitled to the peaceful possession and quiet enjoyment of the schedule property
during the period of the lease.
11. In the event of the Lessee failing to pay the rents consecutive for a term of two months or
committing breach of any other term of the lease, the Lessor shall be entitled to terminate
the lease and re-enter upon the schedule property.
12. North standing anything herein before contained either the Lessor or the Lessee shall be
entitled to terminate this agreement/lease by giving to the other one month written notice
in that behalf. The Lessee/agreement shall stand automatically terminated on the date so
mentioned in such notice. On such termination, the Lessee shall quit and deliver vacant
possession of the schedule property to the Lessor on the simultaneously.
13. The Premises is leased to the Lessee for the purpose of Residential Accommodation only.
In case of breach of this clause by Lessee the Lessor reserves the rights to terminate the
lease agreement without any notice.
14. The Lessee shall keep the neat, clean and tidy.
15. The Lessee has right to accommodate any of its officers in the Schedule property.
