WAIVER OF RIGHTS OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed by and between,

AIDA Z. LAYUGAN of legal age, married, Filipino Citizen, and resident of Brgy.
Bungad, San Pablo, Isabela herein after called as the FIRST PARTY-TRANSFEROR;
---AND---
CARINA Z. ARUGAY, of legal age, married, Filipino citizen, and resident of Brgy.
Garita, Cabagan, Isabela herein after called the SECOND PARTY-TRANSFEREE;
WITNESSETH:

WHEREAS, the FIRST PARTY-TRANSFEROR is the lawful owner of a portion

of a parcel of land acquired by way of WAIVER OF RIGHTS OF A PARCEL OF LAND
(attached herewith is a copy of WAIVER OF RIGHTS OF A PARCEL OF LAND
waiving a portion of ONE HUNDRED EIGHTY SEVEN (187)square meters more or less to
the herein FIRST PARTY-TRANSFEROR notarized by Atty. TEDDY G. DELA CRUZ,
Doc. No. 123, Page No. 26, Book No. 35, Series of 2021) located at Brgy. Garita, Cabagan,
Isabela, with the following technical description:

“A parcel of land, LOT NO. 2971-E, containing an area of EIGHT HUNDRED

THIRTY (830) SQUARE METERS, MORE OR LESS, Bounded on North, by Lot No.
2971-C; on the East, by Lot No. 2971-f & 2637; and on the South, by Lot No. 3535 & 2637;
and on the West, by Lot No. 2971-D;”

FURTHER:

WHEREAS, the FIRST PARTY-TRANSFEROR has offered to transfer the above

described portion of a parcel of land with a Lot area of ONE HUNDRED EIGTHY SEVEN
(187) square meters more or less, unto the SECOND PARTY-TRANSFEREE and to which
the SECOND PARTY TRANSFERROR has agreed to accept;
NOW THEREFORE, for and in consideration of affection of the FIRST PARTY-
TRANSFEROR to the said SECOND PARTY-TRANSFEREE, the FIRST PARTY-
TRANSFEROR does hereby present, cede, transfer and waive the possession, ownership
and occupation of the above-mentioned property in a manner absolute and irrevocable in
favor of the SECOND PARTY-TRANSFEREE, his heirs and assigns and all
improvements existing thereon;
That the FIRST PARTY-TRANSFEROR does hereby warrants peaceful possession
of the above described property, free from all liens and encumbrances herein transferred and
waived.
IN WITNESS WHEREOF, the FIRST PARTY-TRANSFEROR and the
SECOND PARTY-TRANSFEREE have hereunto set their hands this
