DEED OF ABSOLUTE SALE

 
KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered


into by:

 
       LUTHER HARGREEVES, of legal age, married to ALLISON
HARGREEVES, Filipino, and with residence and postal address
at No. 55 Kamias St., Malalong, Cebu City, hereinafter referred to
as the SELLER.

       NUMBER FIVE, Filipino and

with residence and postal address at 24 St. Ampongan, Taguig,
Metro Manila, hereinafter referred to as the BUYER.

 
WITNESSETH; 
 

       WHEREAS, the SELLER is the registered owner of a parcel


of land with improvements located at # Umbrella Academy,
Tondo, Manila and covered by Transfer Certificate of Title No.
45678 containing a total area of one hundred thirty
(130) SQUARE METERS, more or less, and more particularly
described as follows:

A PARCEL OF LAND Lot 5 Blk 25 of consolidation subdivision plan
(LRC) Pcs-12345, being a portion of the consolidation of Lots
1234-A and 1234-B (LRC) Psd-78945 situated in the Umbrella
Academy, Tondo, Manila. Bounded on the E., along Line 1-2 by
Kapote St., on the S., along line 2-3 by Lot no. 6541, Ken Estate,
on the W., along line 3-4 by irrigation canal and Lot no. 7894 and
on the N., along line 4-1 by Lot no. 4562 both of the Ken Estate
beginning at a point marked “1” on plan, being N 21 deg. 58’E,
457,000 m. from no. 22 Ken Estate; thence S. 9 deg. 40’E, 23. 9
m. to the point 2; S. 78 deg 57’W., 26.1 m. to point 3; containing
an area of (130) square meters.
 

       WHEREAS, the BUYER has offered to buy and


the SELLER has agreed to sell the above mentioned property for
the amount of Five Hundred Thousand (P 500,000.00) Philippine
Pesos;

WHEREAS, the BUYER and the SELLER has agreed that all


expenses for taxes, registration, transfer and association dues
are for the account of BUYER
 

       NOW THEREFORE, for and in consideration of the sum of


Five Hundred Thousand (P 500,000.00) Philippine Pesos, hand
paid by the vendee to the vendor, the SELLER DO HEREBY SELL,
TRANSFER, and CONVEY by way of Absolute Sale unto the
said BUYER, his heirs and assigns, the certain parcel of land
together with all the improvements found thereon, free from all
liens and encumbrances of whatever nature.
