RENTAL TERMS

This rental agreement is made ___________________________between the “Landlord” and


The “Tenant” The Landlord has agreed to rent to the tenant under the premise that the rent
be paid EACH month on time.

1.
TENANT COVENANTS

The Tenant hereby covenants with the Landlord as follows:


a. To pay the rent by or before the due date each month.
b. To pay upon signing the Rental Agreement as agreed herein and stated in the First
Schedule hereto, however such deposit shall be returned without interest, within (30)
days of rental termination thereof less any reimbursements to the Landlord to the
extent necessary to remedy any breach or failure by the Tenant to perform and
observe the covenants and undertaking herein.
c. To pay all charges for utilities and other such service supplies to premise including
electricity and water.
d. Not to change or sublet or to part with any possession belonging to the premises
without the prior written consent of the Landlord.
e. Not to use or permit the premise to be used other than for residential purpose.
f. Not to do or permit anything to be done on the Premises which may be or become a
nuisance, inconvenience, or danger to any other tenants of the Premises, or to the
owners, tenants, or occupiers of adjoining and neighboring premises.
g. To keep the Landlord indemnified against liability in respect of any accident, loss,
death, injury of or damage to person or property in the Premises; unless caused by the
negligence or willful misconduct of the Landlord or his agents.
h. Not to make or permit any alterations of additions to or affecting the Premises or the
appearance of the Premises without written consent of the Landlord.
i. To abide by and be bound by any and all rules and regulations affecting the Premises.
j. To keep the sanitation of the Premises in a good order rat all times

LANDLORD’S COVENANT

The Landlord hereby covenant with the tenant as follows:


a. To permit the Tenant on his observing the covenants herein to quietly occupy and
enjoy the Premises during the term without any interruption by the Landlord.
b. The landlord will execute all structural repairs both interior and exterior to the walls,
roof, floors and drains, gutters, pits, external pipes, boundary walls and fence on the
premises. To keep and maintain the foundations and all such parts of the said
premises in good condition in proper state of repair and to keep the said premises
wind and watertight, but the landlord shall not be liable to effect minor service repairs
to the sanitary fixtures and fittings and electrical wiring such as fixing leaking faucets,
clearing choked, toilets or drains, replacing of washers and fixing of blown fuses
(unless resulting from band wiring conditions) in the electrical system. These repairs
being the responsibility of the Tenant.
3.

TERMINATION
The Rental agreement may be terminated:
a. By the Landlord immediately upon the expiration of thirty (30) days written notice to
the Tenant if the rent or any part thereof shall at any time be in arrears for at least
Thirty (30) days or if the Tenant shall be in breach of any of the covenants herein for
at least Thirty (30) days, after which the Landlord shall be entitled to possession of
the premises in the manner provided by law;

b. By either party, giving to the other at least Thirty (30) days written notice, after which
the Landlord shall be entitled to possession of the Premises in the manner provided by
law;

4. MODIFICATION
The parties hereby agree that this document contains the entire agreement between the
parties and the Rental Agreement shall not be modified, changed, altered, amended in
any way except through a written amendment signed by all of the partied hereto.

5.

NOTICES
All notices under this agreement shall be in writing. Any notice to the Tenant shall be
sufficiently served if left addressed to the Tenant at the Premises of if sent to the
Tenant by prepaid registered post addressed to the Tenant’s address.

6.

INCREASE
The Landlord reserves the right to apply an annual increase of seven percent (7%) one
(1) year following the day and date set forth in items 5 of the schedule.
