FINANCING AMOUNT: RM 506,927.00
DIFFERENTIAL SUM : RM 126,732.00

We refer to the above matter.

2. We have concluded your differential sum as follow:-

Selling Price : RM 633,659.00

(-) Loan : RM 506,927.00
Differential Sum : RM 126,732.00

(-) Rebate : RM 34,851.00

(-) Amount paid : RM 21,427.59
Balance to be paid : RM 70,453.41

3. Considering the request made by you for the settlement of the Differential Sum by
installment, we hereby agree to grant you a repayment scheme (hereinafter referred
to as “the Flexi Repayment Scheme” , upon the terms and subject to the conditions as
hereinafter appearing: -

(a) The Scheme

You shall settle the Differential Sum due to us in installments for a period of
six (6) months (hereinafter referred to as “the Flexi Repayment Scheme
Period”) on or before the seventh (7 t h ) day of every calendar month by way
of: -

(i) submitting post- dated cheques (PDC) to us; or

(ii) by way of online transfer ; or

For the said purpose, the installments shall be remitted into our account as
follows:

4. Please find below the details of the installments under the Flexi Repayment

(b) Consequence of Default

In the event you fail to pay the instalments in accordance with the provisions of
this letter within the Flexi Repayment Scheme Period, we shall be entitled to
charge you a late payment penalty at the rate of ten per centum (10%) per annum
of the outstanding sum due to us calculated on daily basis from the date next
following the expiry of the due date until the date such amount is deposited with
us; AND to commence legal action against you for any arrear due to us.

(c) Confidentiality

It is hereby agreed that the existence, contents and substance of this letter are
commercially sensitive and shall be treated as strictly confidential and accordingly,
unless required by operation of law, no parties may expressly or impliedly disclose
any information in respect of this letter to any person other than for the purpose of
enforcing this letter without the prior written agreement of the parties. The
restrictions contained in this clause shall bind both parties without limit in point of
time.

5. Delivery of Vacant Possession for the said Property will only be handed over to you

once you are settle all payments due to us under the Sale and Purchase Agreement
(“SPA”) including all late payment interest and all outgoings.

6. Other terms and conditions as mentioned in the Sale and Purchase Agreement
(“SPA”) dated 19/10/2022.

7. We hope that the granting of this Flexi Repayment Scheme would be of assistance
to you for the settlement of the said differential sum.
