RENT AGREEMENT

This Rent Agreement is made and executed at Ghaziabad on 1st day of December,
2022 between:-

MRS. SHIKHA SINGHAL S/O MR. MR. RAJU GUPTA R/O C-310 RAJHANS
APPARTMENT AHINSHA KHAND-1 SHIPRA SUN CITY GHAZIABAD U.P. the first
Party, Hereinafter Referred to as the LESSOR/LANDLORD
AND
M/S ND ELECTRONICS at FLAT NO. 001, TOWER-6, HOWARD, PLOT NO. 76,
GRAND FORTE SOCIETY, SECTOR-SIGMA-4, GREATER NOIDA, DISTT. G.B
NAGAR, U.P-201306, of the second party, hereinafter called the LESSEES/TENANT
(Collectively). The expression and words of the First & Second party shall mean legal heirs,
administrators & legal representative

WHEREAS
The First party is owner & in possession of Property situated at FLAT NO. 001, TOWER-6,
HOWARD, PLOT NO. 76, GRAND FORTE SOCIETY, SECTOR-SIGMA-4, GREATER
NOIDA, DISTT. G.B NAGAR, U.P-201306, whereas the First Party has agreed to let out the
said property and has agreed for allowing as tenant the Second Parties herein on payment of
Rs.5000/-(Rupees Five Thousand Only) per month from 01/12/2022 (For eleven months only),
excluding the society maintenance charges to be paid to the RWA.

NOW THEREFORE, THIS DEED WITNESSES THAT IN PURSUANCE OF THE


ABOVE AGREEMENT AND IN CONSIDERATION OF THE RENT HEREIN
RESERVED AND OF THE COVENANTS OF THE TENANT ON THEIR PART
HEREIN CONTAINED, EXECUTED THIS AGREEMENT ON THE FOLLOWING
TERMS AND CONDITIONS:-

1. This rent Agreement is in executed for a period of 11 months upon depositing of security
money of Rs. 5000/- with the First Party which has been paid in equal shares by the
Lessees (Rs. 5000/- each).
2. That the tenant shall pay to the landlord monthly Rent of Rs.5000/-( Rupees Five
Thousand Only) as agreed which shall be payable by 1 st date of every month till next
eleven month.

3. The said security money shall be subject to be fully refundable at the expiry of this
agreement by First Party to the Second Parties.

4. That the electricity charges shall be paid regularly and timely by the Second Parties

5. That the Second Parties shall use the said property as per GDA/Concern Authority by
laws prescribe and as per any law that may be applicable.

6. That the Second Parties shall use the said premises only for Commercial Purpose.

7. That the tenant shall during the said term do sufficiently repairs. Maintenance and keep
the said premises together with other fittings in good condition.

8. That the tenant shall not assign, transfer or part with the possession of the said premises
or any part thereof to be assigned, transferred or it possession parted with unto any person
or any persons whatever without written consent of the landlord.

9. That the tenant shall have no concerned with the roof of the said building and shall be
bound not to harm or damage the floors or plasters of the said building.

10. That the tenant shall hand over the physical vacant possession of the said premises to the
landlord without any objection on one month notice in the event of the same being
required by him for his personal use. Similarly, the tenant shall also be entitled to hand
over the vacant possession of the said demised portion of the building before expiry of
the agreed period on one month notice.

11. That the tenant shall allow the landlord and his agent at all reasonable times during the
said terms and conditioned of the agreement are being complied with by the tenant.

12. That the tenant shall on expiration or soon after determination of the said terms surrender
and yield unto the landlord or any person authorized by him in this behalf the said
premises with all appurtenances thereto in good and substantial repair and condition in all
respects.

13. That the tenant shall be responsible for any kind of license or permit required to run his
business under the rules time being in force, such as excise, sales tax or any other
department of the govt. and the landlord shall not be responsible for the same in any way
whatsoever.
14. That the electricity and water charges will be paid by the tenant separately to the landlord
as per bills raised by the concerned distribution agency from time to time apart from
fixed charges for the same.

15. That the landlord shall have the right to determine the tenancy after giving one month
notice according to law in case the monthly rent is at any time in arrears for more than
one month.

16. That this agreement /deed is executed for limited period of 11 months and may be
renewed on completion of the agreed period of 11 months by mutual agreement/consent
of both the parties.

IN WITNESS WHEREOF, the parties i.e. the landlord and the tenant have set their
hands on the day, month, and year first above written in the presence of the witnesses.
