Confirmation page. Max per property is what is allowed at any time. If we get a complaint that there
are more occupants staying at the house or condo than the max allowed, the extra persons will be asked to
leave and there will not be a refund.

Cars shall be parked within the driveway area only. Cars cannot be over the sidewalk or on the
grass. There can be 2 cars parked in the driveway only.

RENTAL AGREEMENT BETWEEN YOU AS GUEST AND MARCO ISLAND RENTAL PROPERTIES, INC.
AGENT FOR THE OWNER.

Payment method is by Check.

RESERVATION: Your reservation will be held for 14 days pending receipt of first payment.
SECURITY DEPOSIT is not part of the rent. It will be returned to you approximately three weeks after your departure.
Deductions will be made from the deposit for damage to premises caused by tenant or excessive cleaning or laundry. Pay
per view movies will also be deducted from the Security Deposit. If deposit is not enough to cover expenses, tenant agrees
to pay the difference to owner’s authorized agent. ALL DEPOSITS AND ADVANCE RENTS WILL BE HELD IN A
NON-INTEREST-BEARING ESCROW ACCOUNT AT WELLS FARGO.

CANCELLATIONS must be made in writing at least 60 days For Weekly Rentals and 90 Days for Monthly Rentals prior
to scheduled arrival date. Cancellations received after that date will result in forfeiture of advance payment unless the unit is
rebooked. All cancellations no matter when cancelled will be charged MIRP Booking Fee.
NOTE: Please be aware that if you do not take the travel insurance and you get sick and can't make the trip you will
not get your money back. NO EXCEPTIONS FOR COVID

CONDO/ HOUSE RULES: Tenant agrees to comply with all condominium or house rules and regulations and to commit no
nuisance while occupying the leased premises. If the condo rules or City Ordinance regulations are broken and the
management of condominium or the code enforcement fines tenant; the tenant agrees to pay fine from security deposit. No
boats, motor homes, motorcycles, trailers, or commercial vehicles. If you rented a House see last page

SUPPLIED ITEMS: Cleaners will leave one small bar of soap, one roll of toilet paper per bathroom and one trash can liner
per trashcan. We DO NOT supply paper towels dishwashing detergent, spices, and laundry soap. If the previous tenant
leaves some in the condo or home, then you are welcome to use it. Once you arrive at the property you can assess your
toiletry needs and purchase what is required for your stay.

NO SMOKING: All our properties are Non-smoking. If the property smells of smoke, the guest will be charged a fee of
$250.00
PETS: NO PETS are permitted in any of our units. Violation is grounds for immediate termination of your rental with no
refunds. No exceptions without prior arrangements between owner, tenant, and MIRP.

REMODELS, BUILDING, IMPROVEMENTS: Owner or Rental Agent is not responsible for remodels, improvements or new
construction of condos, homes, or commercial properties nearby. There will be no refunds or changing properties.

COMPARABLE ACCOMMODATIONS: If the owner of the unit you are renting puts their condo/home for sale and the new
owner does not want to honor the rental agreements. We reserve the right to provide a comparable accommodation for the
same period without liability for breach of rental agreement or provide you a full refund, which will operate as a mutual
release from this rental agreement. If an emergency occurs in the condo or home you are renting like a flood or other
occurrence that makes the unit uninhabitable; we will make every effort to find you a comparable accommodation within our
rental pool or provide you a full refund.

RIGHT OF ACCESS DURING RENTAL: Agent, owner and/or their assignees reserve and retain a right of access to the
rental premises during your occupancy for purposes of repairs, inspections, and showings. For showings, we must give you
24-hour advance notice and will always endeavor to make an appointment suitable to everyone involved.

HOLD HARMLESS AND IDEMNITY: Agent and/or owner of rental unit shall not be liable for any damage and/or injury to
guest, or their personal property. Guest agrees to indemnify owner for any damages to the condo, home, grounds,
furnishings, equipment, and household items therein, excluding normal wear and tear, which occur during guest’s occupancy
period. Guest agrees to hold agent and/or owner harmless against any claim for damage and or injury, no matter how
caused.
When renting private homes tenants are responsible for their own safety and security around pool, seawall, and dock areas.
Keep all doors locked for safety. There is no use of boat lifts or elevators without specific arrangements from the property
owner and MIRP.

Owner’s Private boats and jet skis are not to be used or tampered with. Bicycles and BBQ grills are use at your own risk. You
will be provided 1 propane tank refill per stay other refills are tenant responsibility; Grills are to be brushed clean prior to
departure. Some properties have boat dockage available please work with MIRP for an addendum for special
circumstances. Trailers cannot be stored on driveways or yards on Marco Island. Pool service is once a week. Rinse all the
sand, dirt, sunscreen or oil before you go in the pool. If pool needs an extra service because excessive oil in the pool, the
charge will be against your security deposit

KEY PICK-UP is at our office 237 N. Collier Blvd. If you arrive after hours you will have 24-hour access to keys; located in
the silver box under the stairs. (THE CODE WILL BE ON YOUR CONFIRMANTION PAGE AND AN EMAIL WILL BE SENT
TO YOU PRIOR TO ARRIVAL). In the box you will find an envelope with your last name on it. Condo renters must register
with the building manager within 24 hours of arrival. Managers will not provide keys to your unit. Most
condominiums will collect a registration fee that is not part of your rental agreement.

Arrival Information: Check-in is at 3:00 PM unless an email was sent to you stating early arrival is approved. Email will
come from (frontdesk@marcorentalproperty.com)

Air Conditioning: Please leave windows or doors closed when the a/c is on. Open windows and doors cause the A/c to
freeze up or stop working. In that event, the guest will be charged a service call and cost of any necessary repairs

Repairs: Notify our office immediately if you discover any item that needs the attention of our maintenance department.
Appliances, air conditioners, TVs, INTERNET etc. occasionally malfunction. While we cannot guarantee them to perform
100% of the time, we will, however, correct the problem as soon as possible during normal business hours. THERE WILL
BE NO REFUNDS. Most of our units have a binder in unit that has important information and please read over the email sent
prior to your arrival which also has information which can be helpful during your stay.

Home Rentals: Garbage pick-up is Monday and Thursday (Recycling is only on Thursday). Set trash bins out after
6pm on Sunday and Wednesday. Place garbage containers away from mailbox with the wheels facing the house for proper
pickup and separate them 2 feet.

Departure Instructions: All keys issued from our office are to be returned to our office. There is a key drop in the window
next to the front door if leaving early in the morning. Check out is at 10:00 AM. There are no late checkouts w/o prior
approval from the owner and MIRP. There is a $25 charge against your security deposit if you fail to return keys to
our office unless prior approval from MIRP.
Upon departure all garbage must be taken out either in the garbage shoot at a Condo or in the outside bins depending on
property type. Dishes must be washed and put away prior to departure. Leave linens for only the last day of use, (one set of
towels per person, and one set of sheets per bed). If provided wash beach towels prior to departure. Any extra loads of
laundry beyond what is described above are charged at $ 25.00 per load. Tenants agree to pay any additional cleaning
charges incurred.

to reference important information during your stay.

This privately owned home that you are renting is in a residential area and is subject to many of the same rules and
regulations as your home back in your city and state. Chances are the neighbor on either side of you is not a visitor but are
annual residents of Marco Island and deserve peace and quiet especially at night. We want you to have a good time but be
respectful of the neighbors and neighborhood you are renting the house in. No parking over the sidewalk at any time. This is
subject to a $100 ticket from the City of Marco Island. You will be issued a parking tag and the house is limited in parking
based on the size of the house. Guests are limited based on the occupancy of the house. DO NOT exceed the occupancy
maximum of the house.

CITY OF MARCO ISLAND NOISE ORDINANCE AS OF OCTOBER 5, 2020

Every day to include Weekends and Holidays; Between the hours of 8:00 PM (2000 hrs.) and 7:00 AM (0700 hrs.) is
quiet hours here on Marco Island. NO loud noise to include radios, TV’s, loud talking, loud playing in the pool, etc. during
this time. If the City of Marco Island Police are called out to the property you are staying they will confirm if there is a violation
by utilizing a sound detection device and if the sound if plainly audible at a minimum of 50 ft from the property line of the
source of noise.

First offense is a warning unless it’s between 11:00 PM (2300 hrs.) and 7:00 AM (0700 hrs.) then this becomes an instant
violation; No warning. First violation is a $250.00 ticket to you the tenant by the City of Marco Island and second violation is
$500.00 Multiple violations can reach up to $5,000 in fines and carry over to 1 year. For more information on this, below is
