8. DOOR FLUSH DOOR WILL BE USED .

9. MALAYSIA SAAL wood doors and windows frame of section 6”x2.5” will be provide.
The size of Doors will be 7’-0” x 3’-0” width in Bed Rooms and entrance and for
BathRooms the width will be 2’-6” for shutters commercial flush doors with sunmica in
design will be provided and Jaali doors and windows made By SHEESHAM wood ..
10. M.S. hinges 4” width anodized in Doors and 3” size hinges in windows. Brass Tower
Bolts handles in window and Door Locks in Doors of costing Rs. 2000/- each will be
provided.
11. STAINLESS STEEL Railing in stair case and Balconies will be per design and requirement
will cost Rs. 500/- per running foot.
12. Toilet - All the sink and floors in Bath Kitchen will be applied water proofing with
cement and water proofing material.
13. Prakash Gold/ Prince pipes for sewer/waste lines and P.P.R. Pipes and fitting for water
line will be used HINDWARE / JAQUER[ESSCO] brand for Bath Room W.C. & wash basin
and VERNA/ JAQUER[ESSCO ] brand C.P. fittings will be provide in Bath and Kitchen
Tiles in bath Room will be provide up to Doors level and kitchen 2’ 0” ft above slab
The rain water pipes and sewage pipe in underground will be used prakash gold P.V.C
pipes
[ WC provided up to Rs 10,500/- and wash basin up to Rs 4,600/- ]
14. Following: All the flooring will be Verified tiles/ Marble basic cost Rs. 70 /– sqft. Will be
used in room.
The stair case marble will be used and open area the quota stone of basic Rs 35/- sqft
will be used with marble polished.

15. At terrace either Brick tile with mud Phuska or Cuba floor with water proofing material
will be used including pointing.
16. Front Elevation:- Plaster Inner and outer & finally Apex Ultima Paint and Inner in
ROYALE Paint Over finishing and over the terrace paint will be provided.

17. Electrical: HAVELLS wires of 4mm in A.C, 2.5mm in power [15/16 AMP.] & 1.5. mm in
light/FANS [5/6 AMP. ] M.C.B of Havel’s & switches of brand Cona/ Havel’s Modular
type will be used. T.V. & telephone lines in Drawing Room and bed room will be
provided
18. 1000 LTR. FOR FLOOR TRIPLE LAYER WATER TANK WILL BE PROVIDED.
19. MAIN ENTRANCE GATE WILL BE PROVIDED BY CLIENT SIDE..
20. Cup Board in Bed Room : (1 ) Will be provided of size 4’-0” wide upto Ceiling height,
with Box of 18mm Rs. 50/- sqft boards & shutters with son mica cost Rs. 1000/- sheet
8’ x 4’, in kitchen modular boxes with telescopic channels & box above the working
counter, the Single Bowled sink in kitchen will provided. The Granite top Rs. 200/- sqft
 of counter with mouldings will be provided.

21. General :- (a) Complete unit will be done pop and roof will rings, cronies, and molding
as per require design
(b) All wood work will be painted as per requirements.
(c) Any Issues M.C.D/ POLICE and other government agencies will be Bourne by the
OWNER in the period of construction.
(d) Electircity and Water will be supplied by Client side free of cost .

• The building shall have toilets as shown in the drawing , drawing shown for contract
shall form part of contract and any deviation shall be paid for extra or money reduced
depending upon change.

• Floor to Floor height 10 ‘approx. and as per drawing..

• IF CLIENT DEMAND MARBLE IN FLOOR, POLISHING WILL BE CHARGE EXTRA.

• Front Elevation in plaster if customer demand tiling and stone works will charge extra [
labour and material ].

• The contractor shall comply with all safety roles , labor rules and Service tax and
other taxes as applicable / charge for such works.
 • Any type of old Materials like [ bricks , old steel , grills, gate and doors , windows All
old materials , if useable than used either sale / cleared by the contractor ..

STRUCTURE:

• The structure shall be RCC frame structure.

• The steel and concrete sections shall be as per structural drawing any
changing after ready structure shall be charge extra

• Electrical power cables industrial and FIXTURES, BOXES not included and capacitor
ETC. not provided.

• Electrical points to be as per Drawings. Electrical Conducting PVC (Jindal / Polypack

/ setia / ISI ETC. )

• Panel meter cables are not Include.

• Any additional work out of this contract charge extra or money reduced depending
upon works.

• All concrete casting lean measure as on ROOF, STAIRS AND KITCHEN SLAB AND
ANY CONCRETE SLABS are proper measuring as per contract.

PAYMENT STAGE:
1. MOBILIZATION Advance of total Project with contract 20%

2. On casting of columns , masoary work and 20%

before starting of shuttering for Ground floor roof

3. Before casting of floor roof and masonry work complete 20%

4. On completion of Electrical conduiting and fixing boxes ,

Door Frame and windows . 20%

5. On completion of Internal /External plaster. 10%

 6. On completion of paint work and kitchen work 5%

8 . On completion of terracing work. 5%

MEASURING PROPERLY AS APPLICABLE .

ON COMPLETATION STAGES , WE WANT THE PAYMENT , OTHERWISE WE STOP
