TENANCY AGREEMENT

This agreement is made at Karachi on this ____ day of ________ 2023

BETWEEN

Hereinafter referred to as the “OWNER” (which expression shall include his/her/their
heirs, advisor, representative, executors and assigns) of the One Part.

AND

Muslim, adult, holding C.N.I.C No._______________, Resident
of:______________________________________________________________
Hereinafter referred to as the “TENANT” (which expression shall include his/her/their
heirs, advisor, representative, executors and assigns) of the Other Part.

And WHEREAS the owner confirm that he/she being the Owner is legally competent to
rent out: FLAT / SHOP / MEZZANINE / BASEMENT / OFFICE No.________,
LOCATED ON _____________ FLOOR, MEASURING __________ SQUARE FEET
OR THEREABOUT, PLOT NO.________, STREET No.________,
___________________ AREA, PHASE-_____, SITUATED IN PAKISTAN DEFENCE
OFFICERS HOUSING AUTHORITY, KARACHI, along with all necessary fittings and
fixtures therein (hereinafter referred to as the SAID PREMIESE). And whereas the
Owner above named has agreed to let out the said premises and the Tenant above
named has agreed to take on rent the said premises.

NOW THIS INDENTURE WITNESSETH AS UNDER:

1. THAT the rent of the said premises shall be Rs._________________/-


(Rupees________________________________________Only) per month.

2. That the terms of Agreement shall be for ELEVEN (11) Months. The tenancy
shall commence from _______________ and expire on _________________. After
expiry of lease period of ELEVEN (11) Months, the lease may be renewed for further
periods (s) with mutual consent of the both parties. However, monthly rent will be
increased @_______ after ELEVEN (11) Months.

3. THAT the Tenant shall not sublet the said premises or its any part thereof and
shall not use the same for any illegal or immoral purpose but for
RESIDENTAIL/COMMERCIAL purpose only.

4. THAT the Tenant above named has paid a total sum of Rs._____________/-
(Rupees _______________________________Only) on signing of this agreement, out
of which Rs.________________/-(Rupees____________________________________
Only) being ADVANCE RENT for ________ (_____) Month__ and Rs.____________/-
(Rupees____________________________________ Only) being FIXED DEPOSIT to
the Owner towards the aforesaid property. The FIXED DEPOSIT shall be refunded
(without interest) at the time of vacating the said premises after deducting of all dues,
bills, damages, arrears, if any to the Tenant above named.

5. THAT on completion of ____month__ advance rent The Tenant shall pay


MONTHLY/QUARTERLY advance rent to the Owner on_____ day of each English
Calendar month till completion of lease period.

6. THAT henceforth the Tenant shall pay regularly for tenancy period, all bills of
Electricity, Gas, Maintenance Charges and Telephone, if installed on monthly basis,
whereas Water & Conservancy Charges on monthly / yearly basis. The tenant shall
deliver to the Owner, original of such paid bills and will keep the photocopies in his/her
record. The Owner confirm that all such bills have already been paid/cleared upto date
(photocopies enclosed). Owner will pay Property Tax and other government
assessments in respect of the said Premises directly to the concerned Department /
Authorities.

7. THAT Tenant shall keep and maintain the said premises in good and rentable
condition during the tenure of the Lease period, return the premises/fittings/fixtures in
the same condition as at the time of occupation, shall not make any alteration or
addition without written consent of the Owner and shall make good any damages to the
premises/fittings/fixtures, caused by the tenant or his/her servants/visitors.

8. THAT the Tenant shall permits the Owner or his /her authorized person to enter
the premises to view its conditions at 48 hours notice

9. THAT either party shall serve written notice through TCS or any other courier
service to the other for the renewal /termination of present lease at least at ONE month
before expiry of Tenancy period of the ELEVEN (11) moths.

10. THAT the Tenant shall not carry on or permit any part of the said premise for any
offensive, noisy, dangerous trade like storage of explosive / market banned items.

11. Both the Owner and Tenant have finalized the transaction by themselves alone
at their own free will and condition after full satisfaction and inspection of premises
including title documents and legal authorized of the Owner to rent out as well as status
and credentials of each other and in future for all purpose both the parties shall settle
the matter directly by contacting each other on the given addresses and telephone
numbers.

IN WITNESSES WHEREOF the parties above have set and subscribed their respective
hands hereto sign this Agreement at Karachi on the day, month and year first above
mentioned.

PHYSICAL POSSESSION HANDING / TAKING OVER
