SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, MARY JOY F. DE PEDRO, Filipino, of legal age, married and a resident of West Poblacion, Rizal,
Zamboanga del Norte, have named, constituted and appointed CONCEPCION S. FRANCISCO, likewise Filipino,
of legal age, widow, and a resident of First Street, Tala Road, Boalan, Zamboanga City, to be my true and
lawful attorney-in-fact, for me and in my name, place and stead, to do and perform all or any of the following
acts and things, to wit:

1. To sell a parcel of land (lot 2265-K-3-A of the Subdivision Plan, Psd-09-023693

being a portion of Lot 2265-K-3 Psd-097332-018476) and its improvements
found therein, situated in the Barangay of Boalan, City of Zamboanga, containing
an area of Two Hundred Eighty-Eight (288) Square Meters, covered under
Transfer Certificate of Title No. T-223,173; and

2. To sign any document to facilitate the sale of the aforementioned land and its
improvements.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority to do and
perform every act and thing whatsoever requisite and necessary to be done in and about the premises, as fully
to all intents and purposes as I might or could do if personally present, hereby ratifying and confirming all that
my said attorney-in-fact shall lawfully do or cause to be done by virtue of these presents.
