Titile Clearance Report For S. No. 583 of Village Pakhajan
SEARCH REPORT
I have investigated the title of the Non- Agricultural Land bearing
New Survey No. 593 having Old Survey no. 345 admeasuring H. 0-
80-00 Are, situated at Village Pakhajan Ta- Vagra, Dist : Bharuch
and I have carried out search on 08/11/2022 for the purpose of
inspection of registered entries in the Records of the Sub-Registrar,
Vagra for period of 30 years from year 1992 to 2022 vide search
Application dated 08/11/2022. I have also investigated and
examined the Revenue Records and other documents as mentioned
herein under and I am of opined that the title of the land is clear
and free from any charges or encumbrances.
Documents Examined by Me
1. Certified Copy of Village Extract Form No. 8-A of Khata No. 583 of
Village Pakhajan Ta- Vagra, Dist : Bharuch.
2. Copies of Village Extract Form No. 7/12 for period year 1956 to
2022 of Old survey No. 314 which was given Block No. 344 in re-
survey and presently New Survey No. 583 is given in promulgation
scheme in Village Pakhajan Ta- Vagra, Dist : Bharuch.
TITLE REPORT
10. I further find from details of mutation entry No. 5866 dated
28/09/2007 that Mustak Musa Asmal has re-paid the Loan
dated 23-06-2010 of Bank of Baroda, Vagra Branch and the
Loan (Bojo) was deleted from the Revenue Records of said Land
by the effect of mutation entry of Boja Kami based on the
Certificate of Boja Kami.
11. I further find from details of mutation entry No. 5368 dated
08/07/2010 that Abdul Asmal Mahmad has re-paid the Loan
dated 06-07-2010 of Bharuch Dist. Central Co Op. Bank,
Vagra Branch And the Loan (Bojo) was deleted from the
Revenue Records of said Land by the effect of mutation entry of
Boja Kami based on the Certificate of Boja Kami.
12. I further find from details of mutation entry No. 5931 dated
26/11/2010 that the one of land holder Abdul Asmal Mahmad
has obtained loan (Boja) of amount Rs.12,00,000/- from the
Pipaliya Multipurpose Society Mandli and against his
Ekrarnama dated 17-07-199. and effect of the loan (Boja) on
land was entered in the revenue record of the said land.
13. I further find from details of mutation entry No. 6561 dated 30-
06-2014 that Abdul Asmal Mahmad has re-paid Loan of Rs.
12,00,000/- of the Pipaliya Co. Op. Multipurpose Society Ltd
and the Loan (Bojo) was deleted from the Revenue Records of
said Land by the effect of mutation entry of Boja Kami based
on the Certificate of Boja mukti issued by Bharuch District
Co.op Bank, Vagra Branch.
14. I further find from details of mutation entry No. 6674 dated
07/10/2015 that the one of land holder Bibiben widow of
Musa Asmal was died on 16/08/2015 and her name were
deleted from revenue record of the said land.
15. I further find from the details of mutation entry No. 6901 dated
30/04/2018 that New Survey No. 583 is assigned to Block No.
344 of said land as per the Promulgation Re-Survey Scheme.
16. I further find from the details of mutation entry No. 7314 dated
13/01/2022 that M/s Payal Properties Private Limited has
purchased the said land for Bonafide Industrial Purpose from
the original land owners 1) Abdul Asmal Mohmad, 2) Nurjah
musa Asmal (3) Mustak Musa (4) Asmal Hasina Musa Asmal
(5) Hanif Musa Asmal vide Registered Sale Deed no. 144/2022
dated 13/01/2022 and the name of M/s Payal Properties
Private Limited has been entered in Revenue Record of the said
Land.
17. I further find from the details of mutation entry No. 7342 dated
13/01/2022 that M/s Payal Properties Private Limited has
applied for the permission u/s 63AA of Gujarat Tenancy and
Agricultural Lands Act, 1948 and Ld. Collector, Bharuch has
issued Certificate vide Order No.145/21/03/038/2022 dated
04/03/2022.
18. I further find from the details of mutation entry No. 7346 dated
15/03/2022 that M/s Payal Properties Private Limited has
applied for the permission u/s 65B of Land Revenue Code and
Ld. Collector, Bharuch has issued Certificate vide Order No.
176/21/03/038/2022 dated 15/03/2022.
19. I further find from the details of mutation entry No. 7443 dated
13/07/2022 that M/s Payal Properties Private Limited has sold
0-34-38 Are out of 3-74-64 Are to Yasho Industries Limited
vide Registered Sale Deed 1856 dated 11/07/2022.
TITLE CERTIFICATE
This is to certify that title of Title of the Non-Agricultural Land
bearing New Survey No. 583 having Old Survey no. 344
admeasuring H. 3-74-64 Are out of which H. 3-40-26 Are land is
belonging to Owners M/s Payal Properties Private Limited and area
admeasuring H. 0-34-38 Are land is belonging to Yasho Industries
Limited.
The Title of the said Land is Clear and free from any encumbrances
and free from any reasonable doubt whatsoever.
