MEMORANDUM OF DEPOSIT OF TITLE DEEDS

This Memorandum of Deposit of Title deeds executed at PONNURU this day of 27-Jul-2021

By

MRS VELANATI BHAGYALAKSHMI son of RAMA RAO aged about 41 residing at DNO:25-10-42/1 TELAGA
PALEM PONNURU 522124 hereinafter called the Mortgagor which term shall wherever the context mean and
include his heirs, executors, administrators, legal representative and assigns of the one part;

In favour of
Veritas Finance Private Limited(CIN No.U65923TN2015PTC100328) incorporated under the Companies
Act, having its Corporate Office at SKCL Central Square 1, South Wing, 1 st Floor, Unit # C28-C35, CIPET
Road, ThiruVi Ka Industrial Estate, Guindy, Chennai 600 032, and having among others a Branch Office at
GUNTUR. (hereinafter referred to as the mortgagee or Veritas which term shall wherever the context admits,
mean and include its successors, administrators, and assigns of the other part;)

Whereas the Mortgagor applied to the Mortgagee for a loan of Rs.400,000.00 for the purpose of BUSINESS
EXPANSION OTHER CONTRACTORS(Business name) that he/she is carrying on at GUNTUR.

And Whereas the Mortgagee is willing to advance the loan if the Mortgagor deposits the title deeds of his
immovable property as collateral security for the due repayment of the principal and interest thereby
creating an equitable mortgage over the same.

Now this Memorandum of Deposit of Title Deeds witnesseth that in consideration of the sum of Rs.400,000.00
received by the Mortgagor from the Mortgagee executed this day by the Mortgagor in favour of the Mortgagee
and as security for the payment of the said sum with interest due thereon, the Mortgagor has, this day, deposited
with the Mortgagee, the Title Deeds more fully described in Schedule B in respect of his property more fully
described in the Schedule A hereunder as collateral security thereby intending to create an equitable mortgage
over the same in favour of the Mortgagee. The Mortgagor, hereby, covenants that the said property is not subject
to any mortgages, lien, charge or any other kind of encumbrance whatsoever and that he, the Mortgagor, is the
absolute owner of the same and is well and truly seized of the property. The Mortgagor further agrees to keep the
Mortgagee indemnified against all claims and demand whatsoever by any person lawfully or equitably claiming
under him and by any other person whatsoever

Lakshmi for an extent of 40 sq.yds of site along with RCC
building therein at Ponnuru village On perusal of the above
referred documents, it shows that one Velanati Durga Rao
has gifted an extent of 40 sq.yds of site along with RCC building
therein at Ponnuru village, which is morefully described in the
schedule given above and herein after referred the same as the
schedule property, to Smt.Velanati Bhagya Lakshmi and
executed a regd. Gift deed dt.17-06-2020 vide
Doct.No.1006/2020, which is referred as Doct.No.1 above. The
recitals of the said document shows that the donee is the wife
of the donor and that the donor had acquired the schedule
property by inheritance and that since then the donor had
enjoyed the said property with absolute rights and that out of his
love and affection towards donee, the donor has conveyed the
schedule property by relinquishing his rights over the schedule
property and delivered possession to the donee and the donee
has also accepted for the same and it was acted upon.

Property tax demand bill dt.09-04-2021 issued by Ponnur


Municipality. The Doct.No.2 is the Property tax demand bill dt.09-
04-2021 issued by Ponnur Municipality, which shows that the
schedule property was mutated in the name of the Velanati Photocopy

with Assessment No.1025009897 and that the municipality has
demanded property tax for Rs.1701/- for the period 2021-22.
But the latest property tax payment receipt for the period 2021-22
is not produced.

payments extract for the assessment No.1025009897, which
shows that earlier the schedule property was mutated in the name
of Velanati Durga Rao and later it was mutated in the name of the
applicant – Velanati Bhagya Lakshmi and that as per abstract, it
reflects the property taxes paid in regard to the schedule property
since 2006-07 to 2020-21.

Affidavit/Declaration dt.22-07-2021 of V.Bhagya Lakshmi in


regard to Encumbrance certificate The Doct.No.4 is the
Affidavit/Declaration dt.22-07-2021 of V.Bhagya Lakshmi in
regard to Encumbrance certificate, which shows that the
applicant stating that she has applied for loan from the institution
and that she further stated that there are no mortgages over the Photocopy

schedule property and that the documents, which are submitted
by her, are correct and genuine and that she will submit the
Encumbrance certificate as soon as possible and that if any
mortgages reflect in the E.C., she will solely responsible for that
and that she further undertakes at all times indemnified of all
damages, costs, losses and charges, if any.

dt.23-07-2021 issued by Village revenue officer , ponnuru town
panchayath, which shows that the panchayath Secretary
confirmed that earlier the schedule property was in the
possession and enjoyment of the said V.Bhagya lalshmi from the
year 1999 to 16-06-2020 and that later the schedule property
is in the possession and enjoyment of the said V.durga rao
from 17-06-2020 to 23-07-2021.
