Dear Homeowner / Lessee or Potential Purchaser, Coral Park East Association:

The Board of Directors is responsible for upholding the integrity of your community. The Board and
their management company, Sunstate Management want you be aware and have a clear understanding
of items you need to be in accordance with as an owner/tenant/future purchaser so that you do not
accrue violations.

It is the Board of Directors and Sunstate Management duty to maintain the Association’s Community
Documents. To this end Board Members, management and workers have the right by Florida State Law
to come onto your property and make corrections in the event you have not corrected the violation in
the stated time allowed.

You can help us keep your monthly maintenance costs down by keeping the community clean and clear
of debris. Each time items need to be hauled away, litter picked up or a repair made to the community
areas the Association must hire a company to do the work. These costs all factor into your monthly
maintenance fee.

Our community requires that every unit owner or lessee abide by the same rules for the benefit of all
who reside here. Please be aware of these rules as violations can lead to fines.

RULES AND REGULATIONS:

_____ 1. There is no parking in the street, grass or curbs. Cars may not be double-parked or in a marked
parking spot other than your own designated spot.

_____ 2. Parking for guests is located on the North West side of the community.

_____ 3. There is absolutely no commercial vehicles permitted overnight. This includes the moving
truck/van.

_____ 4. Vehicles that are parked in the development need to belong to the purchaser or Lessee and must
be road worthy. Vehicles with flat tires, no tags, old tags or vehicles that do not run will be towed at the
unit owner’s expense.

_____ 5. Automobile repair work is not permitted within the Association property and will not be allowed.

_____ 6. Owners of vehicles leaking oil or other staining liquids will be charged the costs of resealing their
parking spot.

_____ 7. Do not back your car in your spot. Do not empty your car’s garbage onto the parking lot.
Garbage Information

_____ 1. Garbage dumpster must be free and clear from any furniture, debris or appliances. There is
absolutely no dumping large items at the dumpster. Coral Springs has a dump site that is available on
Saturday’s for Coral Springs residents.

_____ 2. Please do not leave your garbage outside of your unit door. You must dump it immediately at the
dumpster located on the property.

General Information
_____ 1. Noise can be an issue in a community. Please be considerate of your neighbors. If you are
disturbed with the loudness or lateness of your neighbor notify the local police department.

_____ 2. Do not leave or discard your mail.

_____ 3. No signs are allowed to be displayed on the common grounds.

_____ 4. No loitering in front of your home or in the community.

_____ 5. Be a good neighbor. You may call the Broward Sheriff’s Office to report a crime or a suspicion of a
crime or abuse anonymously. Call 954.765.4321.

_____ 6. You may not keep anything on the common grounds. This list includes, but is not limited to boats,
toys, bicycles, paint buckets and storage items.

_____ 7. There is no fishing or boating on Association land.

Unit Information
_____ 1. Windows must have proper covering such as curtains or blinds. Sheets, paper or any other
substitute will not be permitted.

_____ 2. Balconies/fenced patio are to be kept clean. You are not allowed to hang clothes, towels, rugs or
any other items over the balcony.

_____ 3. Clotheslines are not allowed in the balcony/or visible from the fenced patio or on common areas.

_____ 4. You may not make additions to the outside of your unit/home without the approved A>R>C>
(Architectural Review Committee) Form.

_____ 5. All Unit painting, shingle roofs and fences are the responsibility of the homeowner and need to be
kept in new condition at all times.
_____ 6. Paint must be the same colors as the Associations Approved Colors. Color codes may also be
requested from SunState Management should you prefer to purchase the paint from another source.

_____7. When moving in, you should move in between the hours of 8-6pm. Please do not leave any moving
trucks or vans overnight.

_____8. The management company nor the board members are responsible for a mailbox key. You must
obtain all keys from your landlord/seller.
