AGREED ORDER

THIS MATTER, having come before this Court on December 29,

2022 pursuant to criminal actions filed against the Defendant,

ANILKUMAR PATEL, owner and operator of the Studio 7 Extended Stay

Hotel, related to violations of International Property Management

Code and in violation of the city ordinance via Article II Fire

Prevention Code Section 58-36 via the International Fire Code and

this Court being advised

Defendant, by and through his counsel of record, have reached a

plea agreement in the above reference criminal action and said

terms are as follows:

1. Mr. Patel shall plead guilty to violation of IPMC 306.1,


ck

General Conditions, and Article II Fire Prevention Section

58-36 of the IFC 907.2, with the remainder of said

violations being remanded to the file in consideration of

Mr. Patel taking all the necessary action to bring the

property in to compliance with all City codes within 150

days of this order or to demolish the hotel within 150 days

to the reasonable satisfaction of the City;

2. Mr. Patel further agrees not to accept any new tenants,

effective immediately, and that any guest on the property

must vacate said property by January 10, 2022. The hotel

must remain closed until further order of this court;


3. Mr. Patel shall remove any debris from the property within

one week of the issuance of this order;

4. Mr. Patel shall hire a licensed general contractor who

shall submit site plans and application for necessary

permit(s) to the City within 30 days of the issuance of

this order;

5. Mr. Patel shall allow the City to make unannounced

inspections as it may deem necessary to assure that

Defendant is complying with the terms and conditions of

6. Mr. Patel understands that by executing this agreement he

gives up his right to an appeal the order of this court;

7. Mr. Patel agrees to tender the sum of $7,500.00 to assist

any current guests staying at the property with relocation

costs to his attorney of record to be placed in her Trust

Account and said attorney shall provide counsel opposite

and this Court with proof that the amount has been tendered

by the Defendant and the same has been properly deposited

and said funds tendered by the Defendant and so deposited

shall only be disbursed per order of this court.

THEREFORE, THIS COURT having reviewed and conferred with

counsel for the City and the Defendant, ANILKUMAR PATEL, on the

terms and conditions proposed by the parties does hereby adopt

the plea agreement as herein stated accepts that Mr. Patel enters

a plea of guilty to violation of IPMC 306.1 and Article II Fire

Prevention Section 58-36 of the IFC 907.2.


FUTHER, THIS COURT shall remand all remaining violation

brought by the City of Jackson against the Defendant, ANILKUMAR

PATEL, prior to the December 29, 2022 court appearance which shall

be contingent upon the work to the property being completed timely

and to the reasonable satisfaction of the City of Jackson which

is necessary to bring said property into compliance with the City

code and full compliance with the terms of this rder.

FURTHER, THIS COURT shall order that the Defendant, ANILKUMAR

PATEL be committed to the Hinds County ail for a period of 120

days, all suspended contin ent upon his compliance with all of

the terms of this rder.
