SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, MARIAM TIONGSON MENDOZA WANTZ, Filipino, of

legal age, and with address at 107 Cruz na Daan, San Rafael, Bulacan,
do hereby name, constitute and appoint, PRISCILLA M.
VENERACION, with address at 107 Cruz na Daan, San Rafael,
Bulacan, with full and special power and authority to do and perform
any act that I myself may perform, specifically the following acts:

1. To file before the Regional Trial Court of Manila and/ or other

proper courts the appropriate case against Donald Wantz or his
authorized representatives relative to my property covered by
Transfer Certificates of Title Nos. 62879 and 62880 issued by the
Registrar of Deeds of Manila.

2. That in connection with the filing of the above mentioned case,

to do the following acts for and in my behalf:

a. To sign all pleadings necessary to connected to the above-

mentioned case regarding my properties;
b. Enter into an amicable settlement or submit the case to al-
ternative modes of dispute resolution;
c. Define and simplify the issues;
d. Amend the issues;
e. Enter into stipulations or admission of facts and of docu-
ments to avoid unnecessary proof;
f. Limit the number of witnesses;
g. Refer the issues to a commissioner;
h. Consider the propriety of rendering judgment on the
pleadings, or summary judgment;
i. Consider the advisability or necessity of suspending the
proceedings; and
j. Act on such other matters as may aid in the prompt and
speedy disposition of the action.

2. To execute, sign and deliver on my behalf all other

instruments and documents necessary or connected with above-
described property.

HEREBY GIVING AND GRANTING unto said attorney-in-fact

full power and authority to do and perform and all acts useful or
necessary to carry into effect the foregoing authority, as fully to all
intents and purposes as I might or could lawfully do if personally
present, with full power of substitution, delegation and revocation,
and hereby ratifying and confirming all that our attorney or his
substitute or delegate shall lawfully do or cause to be done by virtue
hereof.
