AGREEMENT TO LEASE

This AGREEMENT TO LEASE is made and executed at Bengaluru on this 12th day of September 2022, By
and Between:

Hereinafter called the “LESSOR” OF THE ONE PART and

GURUPRASAD PAI H, aged 36 years, son of Mr. Trivikrama Pai H,

Hereinafter called the “LESSEE” OF THE OTHER PART

The terms LESSOR and LESSEE, wherever the context so permits shall mean and include their heirs, legal
representatives, administrators, executors, successors and assigns.
The photo identity of the LESSEE (copy of Aadhar Card) and a copy of the identity card from the LESSEE’s
organization are attached with this agreement.

Whereas the LESSOR is the lawful and absolute owner of the property bearing number Robin-305,
Salarpuria Sattva Celesta, TC Palya Main Road, Bidarahalli, Bengaluru East Taluk, Bengaluru - 560049
which is more fully described in the Schedule hereunder.

Whereas the LESSEE approached the LESSOR to let out the demised premises on a monthly rental basis
and the LESSOR agrees to do so for residential purposes. The LESSOR and LESSEE having agreed to the
following terms and conditions:

1. The LESSOR hereby agrees to rent out the demised premises to the LESSEE and the LESSEE hereby
agrees to take on monthly rental the said premises more fully described in the Schedule
hereunder for residential purposes for a period of 11 months commencing from 15th September
2022 till 14th August 2023.

2. The LESSEE shall be entitled and permitted to use the demised premises for the residential
purposes of the LESSEE and their immediate family members.

3. The LESSEE and their immediate family members shall be entitled and permitted to use all
amenities of the demised premises.

4. The LESSEE shall pay a sum of Rs 31,000/- (Rupees Thirty One Thousand Only) per month
towards rent to the LESSOR.

5. The LESSEE hereby agrees to pay the rent for each month on or before the 5th day of the month
without fail to the bank account of the LESSOR.

6. The LESSEE hereby agrees to pay the monthly maintenance charges and any other charges levied
by Salarpuria Sattva Celesta Owners’ Association (or the maintenance body), who are responsible
for maintaining the apartment complex in which the demised premises is located, as per rates
determined and fixed by them from time to time.

7. The LESSEE shall pay the electricity consumption charges every month regularly as per the meter
reading to the concerned Electric Supply Authority (BESCOM) as per their (BESCOM) meter
reading and bill and maintain all the receipts. All original receipts and bills would need to be
handed over to the LESSOR at the end of the lease period. Failure to pay the electricity charges in
time will lead to disconnection of the services in respect of the above said premises and the
LESSEE shall be responsible and liable for any action that may be taken by the said authority
(BESCOM) and shall also be liable for the re-connection charges that may be required to be paid.

8. The LESSEE shall pay directly to the concerned organizations for consumption of other utilities like
telephone, internet, cable TV and water without default during the period of the lease and
maintain all the receipts. All original receipts and bills would need to be handed over to the
LESSOR at the end of the lease period.

9. The LESSEE shall not sublet or underlet the premises or any portion of it to any third parties. It is
specifically understood that the let out premises is only for the residential purpose of the LESSEE
and the LESSEE shall handover vacant possession of the demised premises at the end of the
eleventh month if no extension is mutually agreed before two months of expiry of present lease
period (refer clause 22 below).

10. The LESSEE shall not make any alterations or additions or attachments in the above said premises.

11. The LESSOR shall pay the property tax for the property.

12. The LESSOR or his authorized agent has every right to inspect the premises at all reasonable
hours, for which condition the LESSEE herein has agreed.

13. The LESSOR has the absolute right to ask the LESSEE to vacate before the expiry of this agreement
and for this purpose shall give two months’ notice to the LESSEE for vacating the premises.

14. The LESSEE shall give two months prior notice to the LESSOR for vacating the premises or pay the
equivalent of two months’ rent to the LESSOR if he desires to vacate the premises earlier than the
expiry of the rental period.

15. The LESSEE shall keep the demised premises clean and keep the fixtures and fittings of the
demised premises and the belongings of the LESSOR in good tenantable condition and order.
Further the LESSEE shall not cause any damage to the premises occupied by him and if any
damage is noticed, the LESSEE shall be responsible and liable to replace or repair the said

loss/damage or to pay the LESSOR all the cost and expenses for making good the loss or damages
caused, due to the negligence, to the said premises including fixtures and fitting in order to bring
the premises in such good condition as they were at the commencement of the tenancy.

16. If the LESSEE is in arrears of rent for more than two months, the LESSOR or his authorized agent
has got the right to enter the premises and take possession of the same, for which condition the
LESSEE herein has specifically agreed.

17. The LESSEE shall not allow the premises to be used for any unlawful activities and if it is found so,
the LESSOR has got the right to enter the premises and take possession of the same, for which
condition the LESSEE herein has agreed.

18. The LESSOR shall attend to all the major repairs that may arise at the demised premises on it
being made known to the LESSOR by the LESSEE. The LESSEE shall attend to all the minor repairs
and the cost of same shall be borne by the LESSEE himself. The LESSEE assumes responsibility of
informing the LESSOR on a timely basis in case any repair needs to be carried out

19. That the LESSEE shall keep the demised premises in a clean and sanitary condition so as to
prevent the infestation of rodents, roaches and vermin and shall not damage the premises. The
LESSEE shall not create any nuisance and annoyance in the demised premises and shall make no
change as will materially alter the condition of the premises.

20. The LESSEE shall abide by and follow all the rules and regulations of the Salapuria Sattva Celesta
Owners’ Association.

21. It is further agreed between the LESSOR and the LESSEE that the rental period can be renewed
after the period of eleven months only with the consent of both the LESSOR and the LESSEE on
mutually agreed terms and conditions with the necessary enhancement of rent at the rate of
7.5% of the per month rent in this agreement or the prevailing market rates whichever is higher.

22. The LESSEE has paid a sum of Rs 150,000 /- (Rupees One Lakh Fifty Thousand only) to the LESSOR
by means of two separate instruments (Rs 20,000 by NEFT Bank Transfer with UTR number
AXIR180017437755 towards token advance and Rs 130,000 by NEFT Bank Transfer with UTR
number AXIR180059125056 towards security deposit, the receipt of which sum the LESSOR do
hereby admit and acknowledge. The LESSOR shall refund the above security deposit to the LESSEE
on the LESSEE vacating the demised premises and after deducting outstanding dues (if any). The
above security deposit does not carry any interest, which is agreed to by the LESSOR and LESSEE
herein.

23. That on the expiry of this lease/tenancy or on the earlier termination of lease the LESSEE agrees
to either get the deemed premises repainted or pay for charges towards repainting of the
deemed premises capped at Rs 18,000 (Eighteen Thousand Only).

24. That on the expiry of this lease/tenancy or on the earlier termination of lease the LESSEE shall
hand over vacant possession of the premises in good and tenantable condition to the LESSOR
with all the fittings and fixtures as listed in the Schedule hereunder in proper order before leaving
the premises and settle all dues in respect to the rent, maintenance charges, water and electricity
or any other dues that may be payable by the LESSEE, subject to the condition that the LESSOR
shall simultaneously hand over the security deposit minus any adjustments received under this
agreement.

25. The LESSOR shall not be responsible for any damages or injury whatsoever caused by fire,
leakage, accident, rain, pets or any explosion or bursting of any water or gas pipe or electric

installations or circuits etc. The LESSEE hereby agrees to indemnify the LESSOR from all
claims/demands/actions/costs/charges occurring by reasons mentioned above

26. The lease shall be terminable under all or any of the following circumstances
a. By efflux of time
b. In the event of non-payment of rent by the LESSEE for a period of TWO consecutive
months
c. In the event of breach by either party of the terms and conditions
d. That if the demised premises or any part of it is severely damaged or destroyed due to
any unforeseen circumstances or civil commotion or acts of God.

SCHEDULE OF PROPERTY

All the piece and parcel of immovable property bearing number Robin-305, Salarpuria Sattva Celesta, TC
Palya Main Road, Bidarahalli, Bengaluru East Taluk, Bengaluru – 560049 measuring 1297 sq. ft. or
thereabouts (built up) consisting of:
1. One Hall cum dining room and an attached balcony with the following fixtures
a. Wooden TV cabinet along with wall shelves.
b. Wooden shelves, drawer and cabinets
c. Two ceiling fans, two 22W LED tube lights, one ceiling light and a calling bell
2. A master bedroom with attached balcony containing the following fixtures
a. Lockable wooden wardrobes
b. A dressing stand with mirror
c. One ceiling fan and one 22W tube light
3. One bathroom attached to the master bedroom with complete Jaquar bath fixtures, V-Guard
horizontal geyser, ceramic wash basin, mirror, towel rod, Klaxon glass corner shelf, exhaust fan
and 10W tube light
4. A guest bedroom with the following fixtures
a. Lockable wooden wardrobes
b. One ceiling fan and one 22W tube light.
5. One common bathroom with complete Jaquar bath fixtures, V-Guard horizontal geyser, ceramic
wash basin, mirror, towel rod, Klaxon glass front shelf, Klaxon glass corner shelf, exhaust fan and
10W tube light
6. Kitchen with attached utility containing the following fixtures
a. Complete wooden cabinets made of marine ply and laminates with three Hettich tandem
drawers.
b. Elica TCG BF 60 Nero Electric Kitchen Chimney
7. One covered car parking space in basement.
8. SS Curtain Rods and decorative holders in all windows and balcony doors.
9. 10 (Ten) keys in total comprising of 2 (Two) sets of keys for the main door, 1 (One) set of key each
for the 2 bedroom doors, 1 (One) sets of key for the wardrobe doors and drawers and 1 (One) set
of key for the letter box.

CARE INSTRUCTIONS

The LESSEE agrees to comply to, but not limited to, the following instructions for the care of the deemed
premises
1. Kitchen Chimney Care Instructions:
a. Ensure that the filters are regularly cleaned as per the care instruction of manufacturer
b. Do not leave the chimney running for a long time at a stretch.
c. Replacement of bulbs or filters should be procured from authorized dealers only
d. Do not use abrasive cleaners, steel wool, strong detergents, waxes, polishes or scouring
powder for cleaning the surface of the chimney.

e. Follow the instructions provided on the user manual of the chimney fitted in the
premise.

2. Woodwork Care Instructions:


a. Avoid excess heat or dampness near the woodwork
b. Do not use abrasive cleaners, steel wool, soap-based detergents, waxes, polishes or
scouring powder, because they will scratch, dull or leave residue on the surface.
c. Occasionally clean using a dry-damp sponge mop or cloth slightly dampened with a light
Hard Surface Cleaner.
d. Do not put excessive load on any shelf or drawer that might cause it to warp / break
e. Wipe up spills immediately. Do not allow liquids to stand on the woodwork.
f. Do not use any type of buffing machine

3. Electrical Care Instructions:


a. Do not overload any electrical point using a multiple plug adapter
b. Avoid excess heat or dampness near any electrical wiring
c. Regularly check the working condition of the circuit breakers. Inform the maintenance
team and the LESSOR if any malfunction suspected.

4. General Care Instructions:


a. Keep all plumbing free from stoppages, including toilets and drain pipes.
b. Maintain the premises in a clean and sanitary condition so as to prevent the infestation
of rodents, roaches and vermin.
c. Replace malfunctioning light bulbs, tube lights, fuses or any other fixtures
d. Replace batteries in smoke detectors regularly.
e. Regularly check for any bed bugs in the unit and arrange for extermination if any traces
found.
f. Do not mark or write on any of the walls and woodwork with a pen, pencil, sketch pen,
crayons or any other writing instruments
g. Do not make any holes on the walls without prior permission of the LESSOR

All fittings & furnishings in the premises are of superior quality – woodwork fittings are of Hettich,
wardrobe locks are of Europa, tandem drawers are of Hettich, ceiling fans are of Bajaj, tube lights are of
Wipro 22W LED slim tubelights, exhaust fans are of Usha, geyser is of V-Guard, curtain decorative holders
of Kipwel, bath fittings of Jaquar, ceramic ware of Hindware.
The LESSEE agrees to ensure, proper and careful usage of all the fittings & furnishings following
instructions for the care of the deemed premises.
