RENTAL AGREEMENT

This RENTAL AGREEMENT is made and executed at Bangalore this the 19th Day of
July Two Thousand Nineteen BY AND BETWEEN:

Jacob Alex
8E, White Waters Thevara, Eranakulam, Kerala

Hereinafter referred to as “THE LESSOR” which expression shall mean and include
his heirs, executors, administrators, legal representative and assigns) of the ONE PART.
AND:
1. Apurva Ankleshwaria, 107, Vraj Building, Vaikunth Mega Township, College Road,
Bholav, Bharuch, Gujarat - 392002

2. Nitesh Sood, House No. 57, Shahid Bhagat Singh Colony, Rajpura, Dist Patiala, Punjab -
140401

3. Phani Kumar, H.No 32-597, H.A.L Colony, Hyderabad – 500055

4. Brajesh Maurya, HN - 151, Veena Nagar NX, Prime City, Sukhliya, Indore, MP,
Pincode - 452010

Hereinafter referred to as “THE LESSEE” which expression shall mean and include
his heirs, executors, administrators, legal representative and assigns) of the OTHER
PART.

AND WHEREAS the Lessor are the absolute owner of the Residential Flat bearing
Door No. 314, which are morefully and particularly described in the schedule
hereunder referred as “THE SCHEDULE PREMISES”) on the terms and conditions
hereinafter set out.

Whereas the Lessor has agreed to grant a lease of the said Residential Flat 314 DSR
ELEGANCY, 3RD Floor, No.12, 1st Main Road, S.T Bed, Koramangala, 1st Block
Extention, Jakkasandra, Bangalore 560034, to the Lessee under the following terms and
conditions.

NOW THIS AGREEMENT WITNESSETH:

1. That in consideration of the rents hereby reserved and of the terms, conditions and
covenants of the lease contained and on the part of the parties to be observed and
performed the Lessor hereby agrees to grant and the Lessee hereby agrees to accept a
lease of the Schedule Premises.

2. RENT: The rent payable by the Lessee for the Schedule Premises shall
be a sum of INR.50,000/-‐ (RUPEES FIFTY THOUSAND ONLY PER MONTH),
which shall be payable by the 10th day of each and every month in advance which
includes maintenance charges.

3. ENHANCEMENT: The rent payable to the Lessor by the Lessee as aforesaid in


Clause No. 2 shall be enhanced by a minimum of 5% of the last amount paid at the end
of 11 months or as prevalent in the area at that time whichever is higher.

4. DURATION: The lease shall commence on or from the 1


st Day of August 2019
and shall be in force initially for a period of 11 months and can be renewable
according to the mutual understanding of both the parties.

5. DEPOSIT: The Lessee has paid to the Lessor a sum of INR.2,00,000 (Rupees Two
Lakhs only) as security deposit, which the Lessor hereby acknowledge the said
amount and the same shall be held by the Lessor as Security Deposit during the
continuance of the lease and / or any extension thereof and shall be repaid to the
Lessee free of interest at the end of the period of the lease.

6. TAXES, DEPOSITS, ASSESSMENT CHARGES: The Lessor shall pay all


taxes, deposits, assessment charges and other outgoings whatsoever of every
description including corporation charges which under the statute are primarily
leviable unto the Lessor and shall keep the premises free from all encumbrance.

7. ELECTRICITY CHARGES: The Lessee shall pay electricity charges directly to


the concerned authorities regularly as per the bill.

8. NATURE OF USE PERMITTED: The Lessee shall be entitled and permitted to


use the Schedule Premises for residential purposes only and shall not store any
offensive items, which may cause damage to the house premises and / or shall not
carry any business activities either legal or illegal.

9. SUBLEASE: The Lessee shall not be entitled or permitted to assign, underlet or


sublet the Schedule Premises or any part thereof or part with possession of the
demised property or any part thereof to any body whatsoever.

10. MAINTENANCE: The Lessee shall keep the Schedule Premises in a fit and proper
state subject to normal wear and tear by day-‐to-‐day maintenance including the
fittings and fixtures etc., The Lessee undertakes not to make any additions or
alterations or structural repairs to the buildings so as to change/decrease or increase
the value and utility of the same.

11. LIABLE FOR DAMAGES: It is agreed that any damages caused by the Lessee in the
schedule Premises shall be made good by the Lessee promptly.

12. LESSOR’S COVENANT: The Lessee paying the rents hereby reserved and observing
and performing the terms, conditions and covenants of the lease herein contained
shall be entitled to quiet possession and peaceful enjoyment of the Schedule
Premises without any manner or let, hindrance interruption or disturbance by or
from the Lessor, his heirs or by any person of persons claiming through under or in
trust for the Lessor or their representatives.

The Lessor will have the right to enter into the Schedule Premises at any
reasonable time for inspection and the Lessee will have no right to object /
obstruct.

The Lessor shall not be responsible or liable for any theft, burglary, loss or damage
caused to the Licensee during the license period.

The possession of the said house / building and premises always continue with
the Lessor and the Lessee will have only the right to use the same for the
agreed period and purpose

13. TERMINATION OF THE LEASE: The lease shall be determinable under all or
any of the following circumstances, namely;

1. by efflux of time;
2. in the event of nonpayment of rent by the Lessee for a period of TWO
consecutive months;
3. In the event of breach by either party of the terms, conditions and covenants
hereof;
4. by giving TWO month’s prior notice from either of the parties.

14. HANDING OVER THE POSSESSION: The Lessee shall deliver back the vacant
possession of the Schedule Premises to the Lessor immediately upon the expiry of
the said term or on earlier termination if any, in good and tenantable conditions,
subject to reasonable wear and tear, upon which the Lessor shall return the Security
Deposit free of interest less any lawful deduction immediately to the Lessee without
any delay.

SCHEDULE
The Residential Flat appx. 2200 sq ft. bearing No. 314, 3rd Floor. DSR Elegance,
Koramangala, 1st Block, Bangalore 560034, consisting of four Bedrooms, Hall,
Kitchen, attached Toilet, Bathroom and Private Terrace with all fittings and fixtures in
working condition with car parking facility.

Ceiling Fans -‐ 6 Nos.

Exhaust fan -‐ 4 Nos
Tube Lights -‐ 6 Nos.
Chimney + Gas Hub -‐ 1 No

IN WITNESS WHEREOF the parties have hereunto set and subscribed their respective
