KNOW ALL MEN BY THESE PRESENTS:

This FINAL DEED OF SALE, made and executed this __ day of

_____________, 2019, at Candelaria, Zambales, by the BANKO ZAMBALEÑO, INC.
(BZI) (A RURAL BANK) thru its President, MARIA ELENA M. ECHALUSE, by virtue
of a special power of attorney inserted in the Deed of Mortgage in accordance with Act
3135 as amended made and executed by mortgagor Atty-in-Fact, DINA T. ECLEVIA, of
legal age, single, Filipino citizen and a resident of Brgy. Poblacion Candelaria, Zambales,
in favor of the BANKO ZAMBALEÑO, INC. (BZI) (A RURAL BANK), with principal
office at Poblacion, Candelaria, Zambales, do hereby -

WITNESSETH

WHEREAS, by the Real Estate Mortgage executed on 23 February 2018

at Brgy. Catol, Candelaria Zambales, the mortgagor gave a parcel of residential/mango
land under the terms and conditions stipulated in said document as a security for the
payment of loan of FOUR HUNDRED THOUSAND & 00/100 ONLY (P400,000.00)
PESOS, Philippine Currency,

WHEREAS, the Conditions of the said mortgage having been violated by the
mortgagor to comply with the provisions therein stipulated, thereby causing the mortgage
indebtedness to become due and demandable, the mortgage has exercised its right of
option to foreclose the mortgaged property extra judicially to the provisions of Act 3135;

WHEREAS, the mortgage property was sold at public auction on 21 September

2018 at 9:00 o’clock in the morning or soon thereafter at the main entrance of the
Municipal building of Candelaria, Zambales, under the direction of Regional Trial
Court, ,Third Judicial Region, Branch 71, Iba. Zambales thru Atty. Jesselyn J.Pugong-
Mas, OIC/Clerk of Court VI, Approved pursuant to Supreme Court Resolution in A.M.
No.99-10-05-0 as amended, August 7,2001 duly signed by CONSUELO AMOG-
BOCAR Executive Judge and awarded the property to the Mortgagee, as Vendee, being
the highest bidder for the sum of FIVE HUNDERED THIRTY THOUSAND TWO
HUNDRED FIFTY THREE PESOS AND 82/100 ONLY. (P530,253.82) PESOS a
Certificate of Sale was issued in favor of said Vendee and said Certificate of Sale was
registered at the Office of the Register of Deeds of Zambales on 26 September 2018 and
that mortgagor’s right of redemption has expired;

NOW THEREFORE, for and in consideration of the premises the undersigned as

Attorney-In-Fact of the Mortgagor, do hereby SELL, TRANSFER and CONVEY unto
the Vendee, the BANKO ZAMBALEÑO, INC. (BZI) (A RURAL BANK) its assigns and
successors-in-interest by way of absolute sale, the property with all the improvements
thereon described in the attached Certificate of Sale covered by TCT.NO.044-
2015001858 Td NO. 003-0406, with assessed value of Mango Land Php
4,380.00,Residential land Php 37,250.00 and for with, the herein Mortgagee-Vendee
consolidated possession and ownership over the said property.

This instrument may be recorded under Act 3135, as amended since the property
herein involved are registered under the Land Registrations Act nor under the Spanish
Mortgage Law.

IN WITNESS WHEREOF, by his Attorney-In-Fact, hereunto sign this instrument

at the place on the date first above written.

I, FURTHER CERTIFY THAT this instrument related to a Final Deed of Sale on

a parcel of land acquired through foreclosure proceedings consisting of two (2) pages
including this page wherein this Acknowledgment is written, signed by the Chairman-
President of the BZI and his instrumental witnesses at the bottom of page one and page
two hereof and impressed with my notarial seal.
